Central location, quiet, good sized room, good shower and water pressure
Heat was set so low at night that when I returned back from dinner it was freezing in the room and bathroom, no extra blankets in room, (they did provide a blanket after I called to ask), no way to increase temperature in room at all. Mattress flimsy, Walls very thin could hear couple in next room having sex and then snoring loudly all night.

Everything else was fine.
Needs soundproofing. You can hear everything in room next door. Bars of soap needed in bathroom not soap from a dispenser. Also shampoo.

Our room, the Junior suite, was beautiful and had everting we needed.

Love the little breakfast/dining area outside - shaded with beautiful plants and flowers. Fully updated bed room and bathroom. Although breakfast was not included, there was a lovely kitchen area to make your own breakfast, stove (they have all the pots/pans/utensils you'll need), full sized fridge. Excellent location - walking distance to the heart of Orvieto. Car parking on site (bring a small vehicle - very narrow gate into the B+B)
More information on the town, events that were going on, etc. English brochures would have been nice.

The place to stay in Orvieto, especially if you have a car! Nice staff, park in the courtyard, comfortable room. We couldn't have asked for anything better. Just 100 meters away from the main pedestrian road of the town.

I am happy that we could check in early. Also happy that we were able to change the parking spaces.
The parking garage was difficult to figure out initially and is more than 100 meters away. But these are challenges in any city hotel.
