its boutique style only 4 rooms per floor.rooms basic but comfortable .we stayed in this area before so knew our way around.7/11 around the corner so covienient to have plenty of buses to catch, train station is a good 30 min walk.
as i mentioned before its basic, bathrooms are tiny, no views, but for the price in kyoto its a good deal.would have liked to have robes, and for our 4 days there was no housekeeping, but you could get fresh towels from reception and put out your trash to be collected.to far to walk to the main train station with luggage.

small but nice, spotless clean,
if you like hard beds, this is the place for you

The location is great, minutes near the bus and metro station that go everywhere and there is a street market full of food and bakery.
The pillows are not comfortable, the air condition is too cold directly on the bed.
