The breakfast was lovely, the place was spotless and only a ten minute walk to the town seafront etc.
Booking.com didn’t give an option for breakfast, I thought it was all in, to find out when we got there, that you were just booking the room, but it stated on booking.com that it was bed and breakfast.

Very attentive, helpful and knowledgeable host.
House styled to a high standard
It's a 15 minute walk from eating options and 20+ from the coast path....OK, but worth bearing in mind.
For the price, breakfast probably should be included, compared to other places I have stayed, but every location has its own market.

Very large room and bed. Very clean and comfortable. Within 15 minute walk of the town centre and good recommendation for restaurants.
Check-in and verbal instructions very lengthy. To be aware although the property is called a B&B our stay included room only, with an extra optional charge for breakfast (£10pp). Would be much better value if this was included in the price of the room.

Television was NOW rather than a normal system - for those not familiar it was difficult to use and cannot look through all channels to find something.

Craig was very welcoming and hospitable, making me feel very at home. The room was very nice and had a TV with lots of apps to choose from such as Netflix. I really enjoyed my freshly cooked breakfast of scrambled eggs on toast!
He also made sure I could contact them if I needed anything at all.

It was very clean and decorated to a high standard. It was close to the beach. There was parking.

We had a lovely welcome from Craig and the room was clean, quiet and relaxing. Short walk to the town and station which we liked. We had assumed breakfast was included. We should have read the details as it was clearly stated. Had a lovely time in Exmouth.

The location was ideal and near enough to walk where we wanted to go. Craig was very friendly and most helpful and full of information to share. Everything was very clean and the room was lovely. Breakfasts were great!
Our room was at the top of the house so there were a lot of steps to climb hard after a day on our feet!
There was no blind in the bathroom which was fine during the day but we felt rather exposed when it got darker and we had to put on the light.

Beautiful house, situated not too far from the centre of Exmouth making it an easy walk in. Incredibly clean, comfortable and elegant rooms. Craig is such a friendly, attentative and welcoming hosts. Highly recommend and will be coming back!

from the moment we arrived, throughout our stay and as we departed Craig made us utterly welcome. the property is spotlessly clean and stylishly appointed. breakfast was great, the hosts make a delicious and healthy cooked breakfast, and continental options are available also.

Rooms are very comfy, the staff, Craig and Theresa are fantastic, very friendly and professional! Highly recommend for the quality guest house it is and exceptional staff and briefings which are helpful and very informative, we will be visiting again as felt very welcomed nd made to feel at home. Location perfect. A short walk into town where lots of bars and restaurants can be found. They go the extra mile which is what we wanted for our trip! We felt looked after, safe, relaxed and treated!

Beautiful interior design, close to the town centre and short walk to the beach, huge rooms, very comfortable bed, spotlessly clean, fantastic food and the owners - Theresa and Craig are just amazing people and so welcoming and full of decent advice around places to go etc. Hope to return in the near future as service was phenomenal. Thank you!

Everything from the moment I walked in till I walked out. Very clean, comfortable, homely, outstanding hosts, food, beds and accommodation exceeded expectations. Splendid place. Would recommend to everyone and so close to the beach and town.
