The location of this property is great, right across the street from the beach. However, my gate code didn't work. A neighbor provided me with one that worked after recieving several from different ones in emails from the management company. The entrance to the home had numerous briers and prickly vegitation making entering and exiting the home a litteral "sticky situation". The home is in need of repair, painting, and updating. Kitchen electrical system is really bad. Multipal outlets not working, 1 outlet and the microwave means tripping the power and everything in the kitchen goes out. The refridge leaks resulting on water pooling on the floor in front of it making a huge slipping hazard. Lights either not working or multiple bulbs were out throughout the house. The furnishings are dated, and the idea of 4 remotes to access the entertainment units in the homes is unreal in 2022... and some of them didn't work. Slow draining sinks in the bathrooms and soiled rugs on the bathroom floors, ment picking and choosing a bathroom and using towels on the floor after showers, instead of the soiled bath mats. My family is tight knit and we can make the best of things in a bad situation, so we did. It was an almost Happy Thanksgiving, but is was not worth the inconvenience nor the money I paid for a family ocean-front Thanksgiving. There are new properties being built right next door and in the next block. I will check those out for my next trip to Panama City Beach. I have rented from VRBO for many years, but this is my first and last time with this management company.

It way great except for broken beds in all the couches. The house was nice and large for my family.

Beautiful house, beautiful private beach Everyday we saw cockroaches throughout the house. Lots of them. Microwave turns on but doesn't work, lights in garage don't work so it's impossible to use garage at night. Showed up and all the remotes for upstairs are on the coffee table, upside down, backs off, no batteries. So had to run to the store before watching anything. Downstairs bedroom by the laundry room TV doesn't work.

My family of 6 people stayed at this house for Labor Day weekend. The positives: great location, large house, and private beach access! Those were all great. The house is nice, but very poorly cleaned and managed. There was supposed to be a key in a lock box attached the side of the door if the keypad didn’t work. We got locked out because we accidentally locked the dead bolt so the code wouldn’t open the door with that locked. When we went to get the emergency key, the whole lock box was broken and had NO KEY inside. I finally got in touch with the management company and they said they would sent someone to unlock the door for us and replace the key. NO ONE EVER CAME! My husband had to climb the balcony to get in since we had left the balcony door unlocked. When I called the company again, I told her NO ONE STILL hadn’t come. She apologized but did nothing about it. If my husband wouldn’t have climbed the balcony, we may still be sitting outside waiting. They never came and never put a key in the lockbox even after we told them. In addition, one of the bunk beds still had dirty sheets on it and the bed wasn’t made when we got there. There was trash and beer cans left all around the property. One of the rooms had an open bag of chips under the bed. Also, one of the balcony doors was missing a door handle and we noticed it was lying on top of the roof by the balcony. Many of the tv remotes either didnt have batteries or were missing the backs of the remotes. We saw multiple cockroaches in the kitchen and bathrooms. If I were the owner of the home, I would be very upset with the rental management company. The house was poorly cleaned and not being up kept properly. We hated it because it really was a nice home and in a great location, but we will find a different rental next time.

I really REALLY wanted to give this place a 5 star review. The location was AMAZING and perfect for my friends and I. We were within walking distance to pier park and the private access beach was superb. The house itself was beautiful and suited all of our needs but I cannot for the life give this a 5 star review due to the roaches. Upon arrival and checking out the place we noticed 1-2 roaches moving around in the kitchen. We quickly killed and threw them away not thinking much of it. Within the next few hours we had found roaches in the bathroom on the first floor master bedroom and on the bed of the guest bedroom. I quickly reached out to Vacasa and informed them of the roaches to which they responded asking for photos and video while they contacted the local people as it was late at night. The next day we found a HUGE cockroach in the drawers in the kitchen to which I took a photo and sent it to Vacasa in which they responded with "Thank you" I received a text saying pest control would be arriving by 11:30AM which was when my party and I were out at the beach/getting lunch. I reached out to Vacasa and informed them we would not be there to which they informed me that I was not required to be there as the pest control would enter so long as I gave permission while not being there. I said of course and went on my day. We returned that afternoon to which we saw no signs of pest control (Although this is not me saying they never arrived) and were skeptical. That evening we found 4-5 baby roaches scurrying around in the kitchen while we were watching movies on the couches. I recorded video but had not sent it to Vacasa. Again I wanted to give this a 5/5 star but could not due to the roach infestation. My party and I was extremely disappointed since we paid a good bit of money for this place just to have a small roach infestation. I tried being reasonable and was hoping I could excuse a 4/5 or even 5/5 but at last I cannot. My overall score would have to be a 2.5/5 at best mainly due to the roaches constantly popping up around the houses even after pest control was said to have dropped by.

Two of the bathrooms had the Fossett handles broke off took them three days to get it fixed had one working restroom was shower for 13 people was not very happy with this

This place was amazing. Very busy road though. Beach access maybe 20 ft from door. Drive way is small but if you have suvs or small cars you will be fine. Absolutely no complaints!

I actually liked the floorplan of the bedrooms being downstairs. The 2 car garage was really nice to have, but I wish the fence wasn't there because it made it hard for cars to get in/out. No biggie though. The negative comments I had read must have all been corrected because the flooring was nice and new, the lights all worked and there were no overgrown shrubs.

We really liked the private beach access! Having the kayak and surf board was amazing for guests even though the weather wasn't the best to use for the week we were there.

This was our second time renting this house. It is very spacious and has good views. Since our last stay homeowners have done upgrades on flooring and stairs. It is across from a private beach entrance and the gulf. Plenty of room for a large family, fenced in backyard with a deck and grill and balcony on upper floor for sitting and looking at the gulf. Conveniently located to restaurants, shopping and souvenir stores. We will for sure be back to this home on our next visit if it’s available :)

Check in is at 4 pm. After a 9 hour car ride we arrive at 4:50 and the cleaning staff is still there. We were unable to access the property for another hour. Called Vacasa and requested a call from the local property manager. Once inside the house, layout is strange but that’s ok we are not purchasing. Lights on the balcony do not work, many many many light bulbs are out throughout the house. 2 ceiling fans did not work. Ceiling fans and blinds are COVERED in dust. Furniture is covered in dust. Hardwood floors have a layer of dust. Cleaners just left, yes??? I receive a text message to rate the cleanliness of the property so I do and they reply back. I voice other issues and again they will have someone local call me. Never called. Went to bed in hopes the place wouldn’t catch fire with electrical issues we found. Before 8 am we hear someone on the roof and outside the bedroom windows talking loudly and nonstop. A man is on a ladder facing into the master bedroom window where I’m lying. My husband goes out and speaks to them. They are painters that the owners hired and they will be there for 2 weeks!!!! We are booked for 13 nights!!!! Oh no we won’t be there together! One of us had to go!!! I once again contacted Vacasa and an hour later receive a call offering a discount. No sir! We will take another location comparable or upgrade or a refund. An hour and a half later we receive a call of an offer for a new location. We had already packed up and vacated this location. The owners had just left the day we arrived. I’m sorry but if I were the owner and I found my house in that condition I would have the property management team there cleaning and replacing light bulbs!!!! I would have been mortified!!!! Read the other reviews before booking this property!!!

Renting the property was easy online. The house functions well for my group with the exception of the wifi was too weak to support a cell phone. Dishwasher did not operate as it should and we could not get the ac below 75 until the last day. I think the batteries in thermostat were low.

First off, the photos are NOT anything like what you're walking into. From the outside to the inside. It is NOT clean. It's OLD then a mf. The decor is outdated and I promise you, noone cleans!!! The ONLY thing a cleaning person probably does is take out trash and maybe wash bedding. That's it! This house has roaches and mice!! I wish I could attach photos. There were mice dropping in a bed in one of the rooms. None of the kitchen items were clean! Of course you're going to clean it anyway but it wasn't clean to begin with. The heat DOESN'T work! They had to send someone out and they didn't get it fixed!! It was freezing the entire stay!! There are speakers in great areas that don't even work. The cable/ wifi constantly went out. One of the bathtubs over flowed repeatedly. There was TONS of trash and empty drink bottles stuffed on the side of 1 of the beds, blood smeared on the wall and the closests were EXTREMELY dusty and had a sticky substance on it. Again, I have photos of everything!!!! This house is disgusting and should be condemned. The owners don't care and neither does this company. Probably get Corona walking in the mf. Please, please, please if you ignore all other reviews, pay attention to this one. STAY SOMEWHERE ELSE. This place is 0/10 would not recommend ever!
