I would highly recommend this property for large groups. There's lots of space and it's right on the beach with beautiful white sand.
There's 4 houses, 2 in front and 2 in back, and they all share a pool. We went in the middle of September and basically had it to ourselves (the group in the other house didn't spend much time in the pool)
There's space for all your beach stuff near the pool too, and a charcoal BBQ grill.
Note: the elevator didn't work so you're going 1 to 4 floors up the stairs

My family loved this house! We go on family vacations once a year and this is one of the nicest places that we have ever booked! This was the first place that we booked that was ON the beach. The living room area with the kitchen was very spacious and allowed a lot of room without feeling stuffy at all. There were plentiful places to sit on the balcony. Near the pool was lots of places to tan and to hang out with family. There were also many pool floats that our children loved to play with that made the experience even better! The house was clean when we came and we did not have any problems staying here.

Beautiful home. Loved the large kitchen and family room. Loved the large ice maker. The a/c was great but those that are cold natured needed extra blankets at night but none in the house. We thought there were 2 refrigerators but 1 is a frig and other is a freezer. We had no room to keep drinks cold so had to use cooler and get ice every other day. Lots of ants by the pool, kids got bit

The usual little things were no problem. General maintenance and a thorough cleaning needs done but I am sure during off season would be best.
Fridge needed a new filter as it was tough to cool things down. Dishwasher made some noises. Had to run the dryer twice for each load.
2 bath towels were not enough especially if you shared a bathroom. Ants were an issue in the kitchen but we just bout Raid.
Main problems were the people behind us over running the pool with very unruly kids splashing and hitting us with pool toys, some in street clothes.
Major problem was the health inspector shutting down the pool on Friday morning as we had elderly that wanted to hang out there instead of go to the beach.
A couple times we caught people that wandered from the beach and were in our area at night due to no gate locks.

The house was amazing and perfect for our group of 30 people. We had a family reunion and ranged in age from 3 to 78. I was surprised at how well the sound was contained in areas and if you wanted to get away from the chaos on the first floor, you could have peace and quiet on the 3rd floor.
We did have some issues with cleanliness and there was a bad ant problem in one of the bed rooms and one of the beds was broken, but when we reported these issues, the management company responded very quickly and sent maintenance over to fix the bed (needed a new box spring, which had to be ordered), offered to send the cleaning crew back to reclean (we declined since we had cleaned), and sent a pest control company to address the ant issue. I imagine maintenance and cleaning are always issues in such a big house.
All in all we had a great time and loved all being together in one big house.

used fake eyelashes in the bed sheets.

several TVs didn't work completely.
elevator worked sometimes, gets stuck a lot.
baseboards and AC vents haven't been cleaned in a year.

It was great property overall. We enjoyed our stay. Stove heat was too low to cook food. Atmosphere was great and property management was very responsive. Had some issues with people checked in next door but it’s not the owner’s issue.

We loved the house and how you could find privacy if you needed it. The pool area was fantastic for the whole team to come over and cookout. We wished the elevator had been working and their were a couple of items broken on the fridge and stove. Maintenance was very helpful and fixed them quickly. We hope to rent both houses out so the entire team and families can stay together next year.

Had a few minor issues with tvs and power in a couple bedrooms. ( ceiling fans not working, bathroom lights didn’t work in some ) Maintenance did stop over, however the issues still remained the same. Great location, plenty of space.

We stayed here in the entire house with 32 family members from 8 months to 84 years old. The house was beautiful and looked like the pictures. Location was excellent! However the elevator did not work properly. We had elderly people that had great difficulty with the steps. I inquired several times prior to arriving about the functionality of the elevator. The property team said it was working. When we arrived, the elevator was not working and we almost got stuck. Called management and they were very prompt in responding. Maintenance said they fixed the issue but to be gentle with it. We chose not to take any chances. We are grateful everyone could walk up steps. There was way too many steps for the elevator to be down. The water pressure in the shower was extremely week. On the 3rd floor it was almost non existent. I understand it has 9.5 baths, but the water pressure should meet the house expectations. There were toilets that didn’t work and cosmetic items that were broken. Cooking utensils were cheap. Bring your own. The property management was very nice and always responded to our house concerns. Overall the house was affordable and accommodated our family size well.

Kept saying he was coming, but never came… What we noticed was management was very quick to respond via emai, but then nothing physically changed. Lots of “oh no, thanks for bringing this to our attention…” then, nothing happens…
However, as time wore on, we bought a mop and we cleaned up the place, the potential began to show. And we certainly enjoyed the place (and even got used to all those stairs). There is ample room for 31+ in this space!! The living/kitchen area is where we spent most of our waking time - when not at the beach. It is a great area and makes the place work!!
Be aware: This building boarders up to the public access parking and walkover. Three of the East facing windows are broken from (what I would guess) juveniles throwing objects at the building. They are double pane windows, but looking through a bunch of broken windows is a bit unsettling. Once inside, there is no noise from this area.
The pool has a great location and size and was used by all guests in all 4 buildings. It has a lot of sand in it, however. Also, there is no garbage can(s) in the pool area, so trash from ours and the 3 other buildings gets left all over. I never saw anyone from management cleaning up the common area during our stay.
Besides the elevator, all of the appliances and mechanical bits worked fine. The place is about 18-mos old, so this should be expected.
Parking is more than adequate. We were able to park 8-cars under and around our building. Allbeit 4/8 of our cars were blocked in by ourselves, but it was nice not to have to park in the North parking area.
Like I said in the title, for the money we spent on rent and cleaning, the place would have been well worth it if it had been cleaned and better maintained. This is an easy fix, if management chooses to do so… We mentioned all of this in an email to management at the time of our departure.

Challenges included AC going out on 3rd floor sometime Thursday evening, and lack of water pressure. It was difficult for more than one person to shower at a time due to pressure problems. Normally that would not be a problem but with a group as large as ours, it presented a challenge if we were all going out to eat.

This house is beautiful and perfectly placed on the beach! We enjoyed our stay very much, however, would have appreciated knowing that this three story house DID NOT have access to the elevator in it due to mechanical problems. There are ALOT of stairs and luckily we didn’t have any elderly or disabled guests with us that may have found the stairs difficult to impossible. Hauling groceries, luggage, beach items etc. up and down the stairs all week was exhausting. When I called to report the elevator not working I was told that it had been out of order and that’s why they do not “advertise” an elevator. However, a member of our party arrived prior to everyone else and entered the elevator WITH the properties cleaning lady and got stuck! There was no sign or tape letting them know not to get on the elevator.
This house sleeps up to 40 guests. While it is beautifully decorated, the amenities in the kitchen were not suitable for cooking for a group that size. There were rusty baking pans, one medium sized skillet, several small to individual skillets, small mixing bowls, and even smaller plastic Rubbermaid disposable bowls. I have stayed in one bedroom condos that had a greater selection of kitchen accessories, appliances, and cooking utensils etc. This is an upscale kitchen with dollar store accessories. Very disappointing.
However, even with the couple of issues mentioned above, the stay was fantastic and my entire party of 22 left happy!
