Quiet. Well located. Very friendly staff. Good parking. Good bus service to Oxford.
Stair light . Switch unidentifiable hence I did not use. A small sign above the red illuminated switch would have clarified what this switch was for. We were in a nice family room but the step up to the main bed is a hazard especially at night. The expelair was very noisy at night and switches off after about a noisy half an hour.

The continental breakfast was great value and full of different things
Needed a little bit of attention in the bathroom, such as toilet seat was stained and sealant around the shower needed redoing.

I find it hard to find anything to criticise.

The garden and gazebo were nice to enjoy by the river.
The rooms are a little tired and need an update.
