The main reason I selected this rental is because the location is PERFECT. the view of the beach is the idea. I sat on that balcony every day and listened to the ocean. SO perfect. The unit had some very nice things and some not-so-good things.
The good- was fully stocked with clean towels and linens, the appliances worked well, the washing machine, stove, and microwave fridge were all clean and working, the water pressure was nice, and the well-lit building, The pool, and hot tub were very quiet and peaceful at night.
The BAD= fixtures needed some major TLC, the cabinets and fixtures look like the original-super gross. The vents seem to have BLACK mold blowing out, which made my allergies go haywire. There was a rain storm and the ceiling leaked out, ruining my newspaper and barely missing my expensive laptop on the counter. Mainaince was called and all he did was take a picture and leave. No follow-up. I would not recommend this place to friends, and I would not stay again. I will spend a little extra for a nicer unit in the same area/beachside.

first night, persons next door, were extremely loud and continued to party till about 3a.m. . loud music , loud converstions and laughing on the balcony. Bed was less than comfortable, extremely rigid and creaking everytime we moved or turned over. fridge did not keep items cold , only cool. shower ,tub, didnt drain well

Room is in serious need of deep cleaning and an upgrade! If it wasn’t for the amazing view, we would have checked out as soon as we got there. The condo smelled musty/ mildewed. Maintenance came and sprayed something in the filters to mask the smell. It helped after we cranked the AC to 66°. AC thermostat off about 4° and was hard to maintain temp. There was pet hair all over the couch. Outside of fridge was rusty. Vanity in bathroom rusty. Floor felt grimy/ oily so we walked around with shoes the whole time. Grout in tile looked like it’s never been cleaned. Floorboards dirty. Bathroom sink VERY slow to drain as was the shower but not as bad as the sink. Moldy air vents. Have pics but not able to post on here.

The condo had zero blankets, half the sheets existed and no traditional sofa bed. We called several times and texted but no one came with blankets, so we bought what we could at 9 p.m. The following day it took more calls. It was stated things were delivered . I assured they were not. Finally received 2 thin blankets and some sheets at 1 p.m. The sofa bed is more of a half futon and it’s broken. It was stated 4 adults could stay here. VERY DECEPTIVE! It can sleep2 adults and 2 kids under 12. The futon couch doesn’t stay up one side so my 26 y/o daughter had to sleep with couch closed. My other adult child slept in a blow up mattress from the closet. This is not what we paid for. We asked about alternative accommodations and no one called us back. We were there 5 nights. 2 blankets is a problem because you have 3 beds. Blow up mattress takes up the whole floor . The good part is Florence is a great location and building we’ve stayed at before . The pool is wonderful. Beach access is great and the building is located in a great spot . We will stay at the Florence again but not 707.

Pros: Gulf view from the balcony. Outstanding!
Cons: very small; outdated and needs painting; A/C was unable to keep temperature at 75 at the end of the day, went up to 77 even though set at 75; television went off for no reason for about a minute then came back on 3 or 4 times each evening

The location is the only good thing about this rental. We arrived late due to delayed flight and lost luggage. I did not get information about check in or directions and had a hard time time finding it. We arrived and there’s a passcode lock on the door. After talking to customer service on the phone at midnight for 15 minutes and trying different codes my husband was able to unlock the (emergency) key box above the door despite my failed attempts. It was worse than the pictures, dusty and the bed was very old and hard. The communication was terrible. Just remember you are paying for the beach front view and access ONLY.
I received the room info in an email at 12:20am after we called to get it. Ridiculous

The condo is on the corner so you have a spectacular view of the ocean and can see the bay by looking around the corner! Great communication with the host for any questions or concerns.

The 1 bedroom condo was very spacious and had everything you’d need. Being top, corner condo directly on the beach made for the perfect, relaxing view and stay. We loved

The Florence is older but well maintained. This was our second stay & it proved even better than our first (partly because we didn’t bring the kids). Anyhoo, if you are looking for convenient access to a beautiful beach, a view that makes one want to book another week or two, then this is the place.

The parking process was not made clear prior to check in. Spent time driving around trying to find where to park. We were never given the beach access code. When I called, we were given the wrong code. I asked for an extra roll of toilet tissue on our last day. I was told that we would have to provide our own as per the contact?? Attendant put me on hold when I offered to pay for a roll if someone could provide. I was disconnected. Overall happy with our stay until the toilet tissue issue. Difficult to understand that we payed for a weeks stay but were limited to 2 rolls of toilet tissue per contract?

The property was amazing. Great view and great route directly to the beach. The pool and hot tub was clean and to our expectation. I did try and contact the property management to see if it would be possible to check in early since we arrived at the location a couple hours earlier than we planned with food that was perishable. I emailed the company several times and called with a horrendous wait time. However we had to park at the other location for a short time and swiftly got a call from the management that there was a complaint about us parking in the wrong parking area. The gentleman on the phone was extremely nice it was just aggravating that i tried to call and communicate with no luck but they had not problem contacting me about that matter very quickly.

The 7th floor view is fabulous. The condo is dated. Cabinets, tile, kitchen, bathroom all old but useable. The “couch bed” is actually more like a futon. Definitely not for adults. Master bedroom is adequate. We had to ask for blankets for both beds but they came promptly. The pool/hot tub are both nice. Beach is literally out the back door with outdoor showers on the deck near pool. Given the price and location I would stay again. I just wish they would remodel soon.

The condo has a million dollar view! It was comfortable and had everything you need except coffee filters for the coffee pot. However, it could use some updating especially the kitchen. Again. It has an incredible view. We will definitely stay there again!!

The unit is a corner unit so you have a great view. I read the reviews before we booked and I don’t know who these people were before me. But this unit needs to be upgraded all of the furniture is over 15 years old and worn out. The cabinets are very old and the varnish has come off where people have opened the cabinets over the years. But all of the furniture needs to be replaced. The bed springs squeaked every time you moved. There was not a mattress cover on the mattress so all you had was a cover sheet. I have stayed at SPI and with Vacassa many times and this was one of the units that needs some care. As I said at the start of this great view. But the price was very low. In the summer I bet it is a lot more for 4 nights. They need to take some of the money they are making and replace the items in the loving room and bedroom. If they did that it would be a good unit. Also no dish washer so if you really do not want to do dishes sorry had to wash them after every meal.

We have visited the same condo for over 5 years. Primarily because of the price. This year management has made improvements that were long overdue. This visit the condo was cleaner than ever before. We love the condo because it’s a corner view of the beach, it’s on the top floor, it has a washer and dryer, and it has all the amenities that we need. Thanks for making the stay more pleasant than ever.

We have been staying in this Condo Complex for years, this unit was great as they had a washer/dryer & king size bed. The only item that was disappointing were the balcony chairs, they were very old & looked like they came from a Dollar Store many years ago. We used our own beach chairs

We enjoyed our stay
We have been staying in this Condo Complex for years, this unit was great as they had a washer/dryer & king size bed. The only item that was disappointing were the balcony chairs, they were very old & looked like they came from a Dollar Store many years ago. We used our own beach chairs

The beautiful view of the Gulf is the only positive attribute this place has going for it. The pictures online are either really old or heavily touched up. The inside of the condo was gross. The light switches had years of grimy buildup on the wall plate and switch itself. The grout on the tile is completely black and its obvious that it was white or tan at some point. The entire floor is covered with some kind of slimy film. The microwave/exhaust over the stove was broken. There was a second functioning microwave that took up valuable counter space, however, you're screwed if you need an exhaust fan while cooking anything. The fridge handles stuck out in the walkway and looked like they hadn't been cleaned since 1980. My favorite part of the kitchen was the thoughtful dishwasher soap pods and rinse pods that had been left out for our convenience... oh wait, there was no dishwasher.There was a broom, but no dust pan. I couldn't sweep sand off the floor for the entire week we stayed at the beach. I didn't dare use the washer/dryer. I was pretty sure anything I put in there would come out dirtier than when it went in. I wore flip-flops in the shower because I didn't want to touch anything with my bare skin in the bathroom. There was hair stuck to the towels, the floor, the sink, the shower, etc. The shower curtain had some weird orange stain on the inside and was way too close to the back wall. Instead of a nice curved rod, this one was installed so poorly that you constantly hit the shower wall trying to get away from the curtain while showering. The really sad part is, this place has a lot of potential. With some deep cleaning and simple fixes, it could easily be turned into a place you'd actually want to come back and visit again.

The condo was nice, clean and decent but could be upgraded just a little bit. Overall it accommodated me and my family just fine during our stay and being a woman I loved all the mirrors throughout the place! I would highly recommend this place! I think it will be me and my family go to spot from now on! The view is Amazing!!! From day to night the view won’t disappoint you! To top it off you are on the highest floor which makes it more beautiful to see… This was our first time to South Padre and we didn’t even want to leave! Thank you so much… we really enjoyed our stay!

Family reunion trip
The condo was nice, clean and decent but could be upgraded just a little bit. Overall it accommodated me and my family just fine during our stay and being a woman I loved all the mirrors throughout the place! I would highly recommend this place! I think it will be me and my family go to spot from now on! The view is Amazing!!! From day to night the view won’t disappoint you! To top it off you are on the highest floor which makes it more beautiful to see… This was our first time to South Padre and we didn’t even want to leave! Thank you so much… we really enjoyed our stay!
