the location is close to everything, and Teresa - the receptionist - went out of her way to make sure we are comfortable! she was patiently explaining everything, found us an umbrella when it was raining and helped us to bring the suitcases down when we were leaving.
- first off, there is no elevator. i mean there IS, but it starts from 2nd floor and stops not on every floor - so you need to be ready for a lot of carrying your suitcase. we were specifically looking for a hotel with an elevator, so this just doesn’t match the description
- second - the room somewhat resembled the pictures they have here, but somewhat is the word. i was looking for a hotel with nice design, and this one is very, very basic - at least the room we got. the bathroom looked like it was renovated in the 90s and never touched again. the room was also super tiny and not well-planned spatially.
- the details that annoyed me even more: 1.they offer NESCAFÉ in the room. in Italy. Nescafé! this you don’t find even in the cheapest hotels, this is just laughable. of course we didn’t drink it. 2.their airco lives the life of its own, turns on by itself in the middle of the night with +17 degrees setting. whoever set this up - PLEASE change it!
- be prepared that it’s also extremely NOT sound-proof. you hear every sneeze both from your neighbors and from the outside, and with a very central location you can imagine the amount of noise
we were relieved we were only there for 1 night and couldn’t wait to leave.

Io e un gruppo di amiche abbiamo scelto il Realis Tosinghi per un week end a Firenze dovuto al festeggiamento di un addio al nubilato e non potevamo scegliere di meglio. La struttura è molto intima e le camere sono molto spaziose, eleganti e provviste di tutto l’occorrente e anche oltre (abbiamo molto apprezzato i vari set disponibili in bagno). Teresa è stata particolarmente disponibile in tutto e per tutto. C’è la possibilità di lasciare le valigie sia prima del check in che dopo il check out in struttura, il che per noi è stato di grande aiuto. Consigliato al 100%!
La rete wi-fi potrebbe essere migliorata poiché ci sono stati alcuni problemi di connessione

El elevador NO está al nivel calle, se deben cargar las maletas un piso. Pero el precioso decorado con gusto exquisito y la vista al Duomo desde el cuarto y el excelente trato lo vale por completo.

Siamo rimaste piacevolmente sorprese da questa guest house situata in centro storico e dalla gentilezza dello staff. Posizione meravigliosa.
La camera si trova in un palazzo storico dotato di un piccolo ascensore con apertura porta manuale a cui si accede dal primo piano.
Camera ampia, pulita e ben curata.E' dotata di condizionatore.
Il bagno piccolino ma grazioso è situato nel soppalco ed è molto ben illuminato,funzionale e dotato di prodotti per l 'igiene e ciabattine.Tutto pulitissimo.
Non è prevista la colazione ma sinceramente non se ne sente la mancanza in quanto basta uscire per trovare un'ampia scelta di bar, caffè e pasticcerie; inoltre la stanza è dotata di frigobar con acqua e alcuni snack, bollitore, tè/ caffè solubile.
Grazie mille a Fatima che è stata gentilissima e ci ha fornito tutte le informazioni per la visita della città, inviandoci anche una lista dettagliata di bar, ristoranti tipici,street food e gelaterie.
Sicuramente ci ritorneremo se ci sarà l 'occasione di un'altro week end a Firenze .

There is an elevator but it not seems to be reliable so we had to go through the steps in the 3rd floor which was not the best for us.

We LOVED the staff and the location. The suites were beautiful and made us feel very comfortable in Florence. They texted us recommended attractions and restaurants and went above and beyond to make sure we enjoyed our stay.
I didn’t like that it was difficult to find. The entrance is on the second floor so once we got used to it, it was fine, but it seemed wrong at first. I also didn’t like that someone was only at the front desk 10am-3pm. They were very helpful while present and available via phone but it would have been nice to have someone present extended hours.

Teresa was an amazing host, she helped us with everything, even calling our car rental company to help us with an issue we had so we could speak to them in Italian. Place is in right in the center but not noisy or overwhelming. They had a spare bigger room so were able to upgrade us. 10/10!

Bathroom is upstairs, not convenient. There are only 2 staff managing the property and they get off at 5 pm. One staff is not very friendly!

Communication and location were excellent! The unit was charming and comfortable.
The smell (like baby diapers) when you enter the building lobby is off-putting.

Location was excellent. Staff were friendly. Bed was comfortable. Really easy to access all main sites and the train station. The room was spacious and TV had Netflix app so you could log in and watch your favs.
Ac did not work and you couldn't leave the window open as the street was noisy so it was warm. Also you need to climb 3 flights of stairs before you get to the elevator which is cumbersome with luggage.

This is the second time that I have stayed at this hotel!! I love it!!! Carolina is so nice and helpful!! The rooms are very boutique style!! So nice!! Each time I’ve stayed I can see the Duomo from my window and hear the bell tower ring during the day on the hour!!! There are a few steps that you have to carry your luggage up and I think that could be hard for some people!! But obviously I love this place because I’ve stayed here twice!!! I feel safe here! ❤️🇮🇹❤️🇮🇹❤️🇮🇹

it’s doesn’t have direct checkin. you to take all luggage to first floor to take lift for reception at 2nd floor. but the staff helped us to lift the luggage. if elder people are travelling then it can be tough. otherwise everything is excellent.

perfect location for visiting Florence and running Marathon as is close to start and finish, the room is large, comfortable, warm with a large bathroom that is well equipped, everything is clean and tidy, for every recommendation

It was my second time at the hotel and I would come again. The location is superb, hard to think of anything better. Each room is unique and has its own coziness. The staff are really nice and provided with very clear instructions on how to get to our room as we arrived late.
I would stay again in this hotel, but not in the same room. In our room the bathroom was located on the second floor, so you need to go up the staircase every time. Besides, it is quite steep so you have to be very careful.

The location is excellent, in the middle of everything, and yet not extremely noisy. Very helpful and friendly staff, a lot of good restaurants close by.
