We stayed in a three person room for two nights. The location is perfect, smack in the town center near lots of restaurants, and right at the port, but quiet at night. The beds are nice and soft, the room is spacious enough and has a small balcony. The place, floors, linen, bathroom and towels were proper and clean. You can store your bags downstairs if you leave Phi Phi a bit later than checkout. For the price, it was a very good stay.
I saw quite a few negative reviews, and I think people should just not expect the Ritz. It's a basic room.

Excellent location - two buildings away from the pier, right next to my dive shop and opposite a 7 11. great room (had a pool view), great price (2.1k thb for 3 nights). Clean, comfortable, they changed my sheets when asked. Super hot water instantly.
The staff never picks up their phone. But esp when you want your deposit back there's usually someone around to locate the manager. There's no water jet outside to wash your feet so you will track sand in all the time if you go to the beach. Bathroom water pressure could definitely be better.

The hotel is directly in the center of the town. So everything is reachable within a few minutes walking. It was mostly calm and I did not hear my neighbors nor the noise from the busy street outside. My aircon worked well.
The check in/check out was in the little shop next door. Sometimes nobody was there and you had to wait a while...the room was really small and dark. I only used this place for sleeping.
