The room was clean, and quiet at night. I parked very close to the room. The owner was trying to be helpful. No air condditioner, but there was a fan.
I am sensitive to fabric softeners and room perfume, it could be used less, for people who might have allergies etc. The room wall insulation is weak so you can hear the toilet flush from next Rooms, but overall it was quiet enough.

Cleanliness and easy to find location.
The kindness of the host.
Very small room. Lack of a refrigerator in the room or at least on the floor.
If I had a refrigerator where I could load my freezer supplies, I would come back every year for a night of transit to Western Europe.

Small private parking next to property
Very good access to the room, directly from outside (1 of 2 rooms)
Excellent cleanliness
Working wi-fi
Little space next to parking for maneuvering the car in, me and (I've seen) some other guests had trouble with that and it took a while to park
Why do I have to fill a large form on check-in? You can't get this data from Booking?
You can hear everything from outside the room, phone ringing, people talking, walking etc.
No desk-height table in the room
