This guest house is perfectly situated, with easy access to the beach, Palace Pier and Sea Life Center and easy walking distance to Churchill Square and the Lanes. For those travelling in by coach, its a 2 minute walk to thw coach stop. The rooms were clean, the bed was comfortable and the staff were amazing - super helpful and really friendly!
My only criticism was that my friend and I stayed in a twin room which was a little small so we were falling over eachother and our luggage at times.

The proximity to the beach, the room is big
The toilet and bathroom was very very small

Friendly staff, quiet area but close to amenities
The kettle was on a table that was nowhere near the plug socket, so had to place the kettle on the floor then carry across the room to the table, which obviously could present a safety issue, especially considering it was a family room with children possibly staying in the room.

It was very central to restaurants, etc.
Check in lady was very friendly and helpful
It was very close to the sea
Checking in was a bit chaotic - one woman doing the check-ins on various properties
The requirement for a security deposit - the reason for this was not explained
