I didn't have breakfast at the guesthouse, so I can't comment on that.
Otherwise, 10 out of 10 (for a 3-star guesthouse).
I didn't find anything unpleasant.

floor heating in the bathroom
the walls are very thin, and the noisy neighbours dont help with the peace and quiet. The owner was notified via sms, that it would be great, if he can speak to them, however he chose to ignore our request

The location, right in the center, the room was warm and spacious and not very noisy although we had a window to the street.
Reception is also an exchange office so people come and go and you might need to wait so they serve first their exchange clients. Breakfast was was extremely poor, no water, no decaf coffee, no orange juice or tea for kids, and no alternative food options, just eggs or sausage and you have to tell them in advance what you want to eat. There were no toiletries, other than hand soap. The water at the sink was running and the heating makes a constant noise when turned up.
