The location of the hotel was perfect and directly in the heart of Kona City. A lot of restaurant 2-5 min walk. The garden was very nice. The resort offers a small but nice pool, a hottub and perfect working and clean gas BBQ grills for free use. The kitchen was well equipped and had a large fridge (wich had a few useful leftovers like souces and ketchup). The bathroom was ok but not special.

The room itself was very dirty and didn't looked clean at all. Considering the big cleaning fee we had to pay in advance this seemes a little bit ridiculous. The contact to the owner (all condos are in private property) was very unfriendly and not very flexible. Also the on-site staff was not very welcoming and helpful and gave us and other guest the impression of disturbing and annoying them. If you are booking this room (which I unfortunately can not recommend) you have to consider the following: The bed is only a cupboard box-bed and not very comfy. Check-out time is at 10:00 am and not very flexible. If you plan to place luggage at the reception they will not have an extra room for it and it will not be secured. Parking is free but it is annoying to get the permit. The price performance was completely off.

Check in was 4pm or a fee, then checkout is 10am with a list of things they would assign a fee for such as any trash or dirty dish left. The temperature and terrain are not hospitable for waiting around for hours to check in or wait for a flight. 2 old crusty bath towels provided along with a roll of moldy toilet paper. Anyone taller than 6” will not be able to stand in the bathroom or shower. When you can find a staff member on site they just say they aren’t allowed to authorize anything and hand you the business card of the individual unit owners to call. We got an earlier flight home and left Hawaii a night early.

This was a very nice somewhat small studio apt. in an awesome location in Kona. It is close to all of the amenities - restaurants, swimming, and shopping. It was a good pad from which to launch our adventures in the area. The hosts were great and check-in

Ants, ants, ants can’t leave any food on the counter or the ants will attack. Also in restroom and shower which is odd and uncomfortable. Over priced in my opinion but the team at the facility was amazing.
