The house is very well presented. There were ten of us and we all had plenty of room. There was enough space and things to do at the house that you didn't need to go outside. But then why go to Emerald Beach and stay inside - the surrounding area is lovely and a very short walk to the beach. We plan on staying there agin next year.

We had a fantastic time at this property. The location was absolutely incredible!!! Kangaroos everyday by the beach. Local restaurants within a block to go eat at. Cliffs and trails to walk. And the home is lovely. The kitchen is extremely well stocked to cook and serve anything. And so many things to do inside from TVs in every room, pool table, surf boards, sand toys, they have thought of everything. We loved our stay.

We stayed in Alicia's exsquisit home with our large all ability sporting team for a tournament. This home provided us with some many bed options so that we could stay together as a team. The multiple living areas provides such great flexibility for people to enjoy some quiet time or be amongst it all. The house was super clean and maintained and contained everything a level above expectations! Alicia was brilliant with her communication and flexibility. It was truly a royal experience in this mansion that we hope to use on a yearly basis!

Beautiful home with every inclusion possible that suited our ages from 7 months to 70! Well thought out and equipped for all ages, beach and pool toys, bikes and skooters, etc. Close to the beach, coastal walks, made for a very relaxing care free getaway. Only 15 minutes to Coffs Harbour.

From the moment we arrived and stepped into the front door everyone was impressed with this home. It was more than generously equipped with crockery, cutlery, electrical appliances and linen. The host was very generous with everything that was provided. From age 71 to 6 it suited everyone in our family from the games room, pool and lovely verandas to sit and chat. Just a short walk to the beach and beautiful walks around the headland passing wildlife on the way. We enjoyed snorkeling, fishing and surfing on the surrounding beaches. The house and its location made our special celebration even more special. Many thanks from our family.

This is not our first stay at this house. We stayed here two years ago. The house was fantastic then but is no longer fantastic. Read the reviews from 2022 that also painted this house in an unfavourable light, & note the lack of owner feedback or apology. I contacted the owner before our arrival to ask if the issues experienced by previous reviewers in late 2022 had been resolved. She did not confirm and was evasive. I gave her the benefit of the doubt. I urge you to reconsider doing the same. The house is on the surface clean, but there were plenty of missed rubbish and used soaps discovered during our stay. The owner was not aware that one of the two fridge/freezers in the kitchen has been broken for months. That leaves a guest with just ‘half’ a fridge/freezer and an extra one in the basement. The owner says the house experienced a power surge a few months ago, hence the review in September. Many of those items have been fixed. But not all of them. And there are more. The electrical ignition of the BBQ is broken. I changed the battery myself, but it’s a bigger problem than that. The owner has no intention of fixing this. There were no BBQ lighters in the house. We bought our own. I left one for the next guest; you’re welcome. The zip tap was still broken. Apparently it has been repaired multiple times. She promised to replace it immediately. A week later, this changed to questioning the previous repairs. I called her on her promise and it was finally replaced. The dishwasher was broken when we arrived. I watched some YouTube videos & tried to clear out the filters and see if it was a simple fix, but alas, it was not. The owner had a repairman come out quickly but he had no luck. A few days later he returned with the new part, & it had a new error code. A few days later he returned, & so on & so on. The owner engaged a new repairman to look at the dishwasher without notice, who arrived at 7am, also without notice. He had a quick look, pronounced it fixed and went to walk out the door within minutes. A couple of hours later, the original electrical repairman arrived with another part.Neither repairman was aware of the other’s visits. I paid an absolute fortune in a peak period to project manage the owner’s maintenance issues. She refused to release us from our remaining stay at the house and refund the unused portion of the stay. She will continue to rent out this house in its current condition. You’ve been warned.

How do we start? The photos doesn’t justify the house and how fantastic it is equipped! Blown away with everything including Alicia, she has been such a pleasure to deal with from booking, pre arrival questions, arrival and departure! Her attention to detail created such an amazing family holiday! We loved the location, close proximity to great food including by far best Mexican restaurant we’ve visited for a while with a fantastic coffee shop with great service, coffee and walking distance to the beach! Our walking adventures with the kids was awesome! Views of the ocean, mountains and kangaroos was epic!, the VIEW! Wow! Breath taking. First timers to emerald beach and we love the location, house, food options and friendly neighbours! 11 out of 10 for us!

The advert for this home does not exaggerate the many things this house has to offer Everything you want for the perfect stay and many things you hadn’t known you needed. Views fabulous, very quiet neighbourhood exceptionally clean, well equiped for a large group. I would highly recommend this home. Fabulous .

This property is immaculate. It had everything we needed included, and much more. I arranged for my family to reunite for the first time in almost four years to celebrate my wife’s birthday. It was the perfect size for nine adults and six kids. We had the greatest time. I would recommend the property to anyone.

Our family of 10 adults and 4 children had the most wonderful weekend celebrating some special birthdays at this beautiful amazing property. The host, Alicia has thought of everything you would possibly need to make your stay very special. To mention a few - the best equipped kitchen with many electrical appliances, entertaining crockery and glassware, games and toys for all ages, plenty of pool towels and plenty of bath towels and products. The location of Emerald Beach is stunning and the house is fortunate to have great views of this. We loved the variety of spaces to chill in the house - 2 lounge areas, downstairs games room, pool and barbecue area and 5 bedrooms so each couple/ family had their own space. Presentation is spotlessly clean and very tasteful. Thank you Alicia. Our family will be reminiscing about the wonderful weekend for years to come.

Great position, beautiful house. Enough room for my large extended family. A lot of things didn’t work eg tvs not working, fridge alarm going off all times of day and night,game machine not in game room but in advertisements pictures, back lawn not mowed. Disappointed with how many things not there or not working properly for what we paid for 4 nights

I Booked this property mainly after reading about all it's extra special bits and pieces and for its size, so our whole family could all be together under one roof for some luxury holiday time . At this expense you would expect everything to be tip top and ready to go. This was not the case. While being clean ,spacious and modern it unfortunately had a few things that were disappointing, broken or just non existent as they didn't fit the description given on line These are as follows . Air hockey machine didn't work properly (score counter on top) . No ice machine inside (it was broken in laundry) . Lounge room bifold door handle broken off completely . Foxtel in second lounge room would not work even after following the instructions in manual . Zip hydro tap hot water didn't work . Hot water in showers and bath was warm at best ( no one used the cold taps while showering . Light over pool table tripped the power off in the house . Filter's in both dryers where full to the top and over flowing and the lint was inside the machines Fly screen bifold door in kitchen was broken so couldnt be used . No arcade game at all ( even though it was shown it pictures online . Tv down stairs ( next to pool table) was broken and dinted (and didn't work) . Projector lamp light was failing telling us to replace bulb , which we didn't have, making it hard to see xbox game at all . No playstation charge cord for controllers so was unable to play this game console at all ( Big disappointment as half our family are big gamers) There are a few more bits and pieces that were amiss aswell ( like rust on furniture inside, chairs ,lamps ,lights) Stained lounges in both lounge rooms Fridge doors that wouldn't close properly in the kitchen I understand wear and tear is common in holiday rental property's But I wish I'd known in advance about all the broken or non existent items before I Booked.. As this property does not refund on any cancelled bookings Being big travellers and staying all around Australia in amazing homes we had expected more for such a expensive property. We wont be re booking to stay in this property again

What an amazing house. So much room and so many things to do. Fantastic location with the house situation only 200m from the beach. We had 15 people of all ages stay for a week and no one wanted to leave. Would definitely stay again.

This is a great beachside retreat - very spacious and well fitted out house that accommodated our extended family (7 adults and 6 kids) with ease. Easy walk to three local beaches plus the pool and games room made this a perfect choice for our summer holidays!

We thoroughly enjoyed our stay at Emerald Beach. The accommodation was outstanding with plenty of space for our family of 17. The kitchen and laundry facilities were very impressive. It was just a short walk to the beach and cafes. Would love to stay here again!!
