A beautiful property and excellent facilities — an Eduardo Souto de Moura project set in a former monastery, peaceful and beautifully designed, with a stunning green-tiled swimming pool in the courtyard.

We arrived at 8pm and were charged a late check-out fee (€40!, 8pm onwards) — a threshold that feels early for a property at this price point. When I raised this politely, the response was poorly handled, which made for an unwelcome start to the stay. Just included it in the overall price and avoid the unpleasantry. Both bathrooms had issues: the master bedroom bathroom had a leak, and the upstairs bathroom drained very poorly. These are the kinds of maintenance problems that should be caught before guests arrive. The main door needs some good lubrication. At check-out, we asked whether we could leave our bags somewhere safe for a few hours, as our flight was later in the day. The answer was no. For a five-minute grace period and a left-luggage request, a little more flexibility would have gone a long way.

Position & quietness of accommodation.

The mezzanine floor was totally unsuitable for 2x 80+ people. Unable to move between beds. Requested more small glasses but didn’t arrive. Insufficient sun beds

The premises (not the apartment) are very nice and it is greatly located within walking distance from everything in Tavira.

Overly expensive... Apartments are ok'ish, but getting old - I have been going there on and off since it first oppened. And honestly if you drive +50km east to Spain you get the same level of accommodation for half the price. Pictures of the available apartments in booking.com are also very confusing not allowing you to identify which apartment is which.
