The location was perfect. Pretty much near everything and a short walk to the beaches.
The house was cute and comfortable. The fenced in yard was great. The neighbors were very friendly.
Better cable service would have been nice. The house is well maintained and clean.

We enjoyed our stay. The cottage was supplied with plenty of items in the kitchen as well as towels and linens. I loved having the full kitchen, as well as the washer and dryer. We enjoyed being about to walk around the neighborhood with ease.
Mosquitoes were an issue, however, that has nothing to do with the house, as there was no standing water at the house. I suspect they are coming from the drainage ways in the neighborhood. I would just recommend making sure other guests know to bring bug spray.

The property was junky you couldn’t walk with out thinking you were going to knock something over way to many nick nacks, the fenced in yard was dirty the dogs couldn’t walk with out getting walnut shells in there feet, everything we wanted or do we couldn’t because everything is closed on Monday and Tuesday’s, Couldn’t get in the water way to many jellyfish, sad to say we will not be coming back.

A very clean, and well appointed cottage located in a very quiet neighborhood. So relaxing, and close to everything in Colonial Beach. We rode our bikes all over the neighborhood several times, and felt safe and fun! So much charm to this place!

From the rime we booked the cottage till we left it was a truly wonderful experience . The cottage itself was charming spacious and inviting . We loved it . I do recommend a golf cart rental to buzz around Colonial Beach . The only downfall to our gateway was the beach . Jellyfish were in mass parades … never seen that many anywhere so I didn’t get in the water . If the cottage had not been as charming I wouldn’t have been happy but that helped me get over the jellyfish invasion . I will go back hopefully before the jellies …

What a welcoming cottage. It was so easy to pick up on the love Diana had for her home and we felt blessed that the family offers it as a rental. It was clean, everything we needed was available, well organized, beautiful grounds….flowers blooming in the yard, great front porch and screened in porch. Along with a fenced in backyard for our doggies. So close to the water and restaurants. We enjoyed just hanging out, disconnecting with our phones and enjoying the beach, town and most of all…each other. We are looking forward to returning to Diana’s Cottage in October!
The photos don’t do this cottage and grounds justice. The mature trees make you feel as if you’re in the woods a bit, as it’s so quiet the crickets are deafening! Yet you are 2 blocks from the River. Very unique, lovely area.

This house is lovely. I am a sucker for nostalgia, antiques, worn and loved collectibles, and the owner of this home has such an eye for setting up a warm, inviting home. It has all the amenities for a family, it was clean and cozy, only a few minute walk to the beach, and in a very adorable neighborhood. We would definitely come back again.

We went just before Memorial Day, so it was very quiet in the neighborhood and around town. We just needed some down time, and this darling house was the perfect place for a quiet getaway. Great decor, comfy bed, safe spot for pets, lovely screened porch. The house is a couple blocks from water on both sides, so gets really good breezes.

The cottage was perfect for our extended weekend stay while visiting our parents. The frozen backyard made for comical trips outside for our doggies. We would have loved to enjoy sitting outside on the screened-in porch, but the weather was a bit cold and windy the entire weekend (temp in the teens, 10-30 mph winds)
The sunrise over the Potomac each morning was fantastic, a great peaceful start to each day.

This house had everything we needed, including basic beach equipment which was really useful. The mosquitos were absolutely horrible though and you couldn’t get in or out of the house without at least half a dozen bites. Not ideal for kids because of all the ceramic figures, as other reviews mentioned. We brought a portable play yard which was very helpful to prevent our baby from getting into trouble. The floors were also a bit challenging for our older dog who kept slipping. Would recommend, especially if you don’t have kids.

Cozy place, with everything you need. We enjoyed the blue ray movies, we felt at home. Tastefully decorated with antiques, I would only remove some decorations to provide more space for guests' things. Two blocks from the beach and even has chairs, umbrellas and beach games! The owner is very responsive and friendly. I will definitely be back. Thanks for everything.

Great location, pet friendly!
This was a great location for a quick getaway for my partner and I with our dog to Colonial Beach. Only a couple of blocks from the water and within walking distance to restaurants and shops too. The listing photos are accurate, but the property could greatly benefit from some interior upgrades. This definitely felt like a step back in time, which is part of the charm, but maybe a little more so than some might like.
The large screened in porch Is definitely the best part of the property, we spent the majority of our time there!

Very clean
This was the perfect stay for the week with my mom and all our dogs. The house has a lot of knick-knacks, but it was the cleanest rental home I have ever stayed in. Perfect distance to the see the water, and within a mile of beaches on both sides of the house. Be sure to rent a golf cart while you're in town!
Nice fenced yard in the back for the dogs is a plus.

The cottage was nice. The porch and yard were very gardenlike. Lots of nature flowers and fragrance. The cottage was clean but dated (it went with the cottage theme.) The TV was small, not a wide variety of books or movies but with all the nature and beach, we didn't feel like we needed anything else. We really loved our stay.

Cute Cottage
Stayed here for two months and really enjoyed the location. The house has all the essentials and eclectic figurines galore. The screened in porch was great!

Fenced in yard for dogs was great. Large front yard very nice. Only a block from the water. Good restaurants within striking distance. Quaint, old world mix of decorations and beach ornaments.

We really enjoyed the location of the home and the easy access to the beach and close proximity to town. We did not know ahead of time, but almost all of colonial beach is shut down during the week. Disappointed that we couldn't walk to restaurants or ice cream.
The biggest disappointment was the cottage. The furniture is very uncomfortable and there was "bare bones" amenities. There was only one and a half rolls of 1 ply TP for a week with a family of four. There was one washcloth in the bathroom for use. Linens were limited. Found an extra blanket, but it had dried brown smears on it! During our stay, we had to buy TP, paper towel, dishwasher detergent,
laundry detergent, washcloths and a blanket. Ottomans, rugs were dirty. Corners of bathroom had dirt piled up. Way to many figurines and "decorations" that were dusty and not necessary. For the cost of the cleaning fee and everything we were expected to do before leaving, it was ridiculous.The kitchen supplies were limited as well. Cups consisted of goblets and small juice glasses or shot glasses. It all looked like leftovers from an estate sale. For the cost of the property, it was disappointing. Only got a message prior to our trip with the door code and a pdf of "rules". Never had any further contact with the owner. This property could be fantastic with better management. Will not be returning.

This property is nesteld in a quiet neighborhood, yet just a short walk from the river. We enjoyed the antique-style decor, but the furniture could be a bit more comfortable. The most comfortable furniture were the beds.
