The location is perfect with some great pubs/restaurants right on the doorstep (the Radnor Arms and Cocomee were lovely!) and is easy walking to the seafront as well as the centre of town. We had the top floor room, which was a bedroom with its own living room/kitchenette, which had a fridge/freezer and a TV with netflix and a lovely sofa. The decor and furnishings are really lovely and the bed was so comfortable. It isn't like a hotel room but more like a home. The host has thought of everything and it was an amazing stay! Don't let the 3 flights of stairs put you off....book the top room!

Joseph was there to greet us and show all the facilities. Suite was amazing, it’s good to have room separation and kitchen facilities. Bed was comfy. Overall a relaxing stay.
I don’t like to complain but the three sets of stairs are a lot, but worth it for the room.

Lovely little touches to make your stay comfortable. Even the instructions on how to find the property where spot on. Friendly staff.
It’s not a did not like, just personally a full length mirror somewhere would be great but that didn’t take off any of the other things.

Accommodation was perfect - comfortable, stylish and spotlessly clean. The room had everything we could possibly need. The property is in a good location near nice cafes and pub. Great communications and welcome from Strode, who also provided helpful recommendations for activities/restaurants.

Beautifully decorated, very clean, super comfy bed and a great shower. Host was also lovely and very helpful.
Little bit noisy with banging early in the morning, I think deliveries to pub next door. Also you have to pay the hotel for parking on top, thought that might be included.

Easy to find. You get directions by email and text message. Super nice, quiet, special. Close to the sea and restaurants.

Despite arriving later than initially anticipated, we were welcomed very warmly by the owner. The room was very comfortable, clean and well-equipped. The location is ideal if you plan to use the ferry or the Channel Tunnel; several restaurants and pubs are at hand within a few minutes walk, as is the beach promenade which is definitely worth a visit. If you're planning on spending a day or two in Folkestone, this is the place to stay.

We returned for a second stay, and would love to return again. Very comfortable room with connecting lounge. Spotless clean and lovely helpful host. Easy parking at Sandgate Road car park, just 2 min walk, £5 for a day.

Very friendly host, good coordination of arrival, local information and provided beach towels.
Brilliant location, short walk to the promenade and beaches, several bars and restaurants close-by, reserved parking available in a carpark just one block away. Electric car charging available in a few car parks nearby.
Beautiful rooms, lovely furnishings and comfortable bed.
Availability of a kitchen was great to prepare a breakfast and lunch for the kids. Netflix available in each room.
We originally thought we had booked two adjoining double rooms but the owner made it clear this wasn't the case before our stay and we were fine to split ourselves over two neighbouring rooms.
The bathroom is not ensuite but we had one dedicated to our two rooms and the floor to ourselves so not a problem. Facilities were very nice, quiet and bathrobes are provided.
Parking was a few minutes walk away but not a problem for us. You can park close to unpack luggage and host kindly helped carry our baggage up the stairs.

The rooms are well thought out with lovely little touches for you to enjoy your stay.

The property was very well appointed. It was very clean and neat. The room we had was very comfortable. We appreciated the help we received from Strode and Joseph. Our bags were carried to our room and great advice was given about where to eat.
The stairs to our room were very steep. My husband had reduced mobility.

Lovely place stayed in the superking bed which was so comfortable had fresh milk provided and bottles of water host was lovely too and friendly very helpful with information on places to eat would definitely stay here again!

It has the feel and refinement of a boutique hotel at a reasonable price. The myriad details in the decor and sundry careful considerations make this an ideal choice if you’re staying in the area.
There’s also a well-stocked kitchen in addition to several restaurants a stone’s throw away.

The hosts were wonderful, the room was delightful with all amenities catered to as well as beautiful decorative touches.
We could hear the main road from the room which we were worried might keep us up but it didn't at all and we had a wonderful stay.

It is my third stay and was excellent as always. So clean and beautifully decorated and designed,?with thoughtful touches. I was in the upstairs suite this time which was really lovely. I had a warm welcome from Joseph, who was incredibly helpful.

Well located for both town and harbour. Host communicated quickly and check in was very smooth. Bed was very comfortable with good quality pillows and bed linen. We appreciated all the thoughtful touches such as bottled water, G&Ts, biscuits, toiletries.
No negative feedback. We would 100% stay again in the future. The only thing I would mention is the busy road outside, being a town centre location, but we didn’t notice at all overnight - however, for early birds would recommend they take earplugs.

Everything. Beautiful design, comfortable bed, great location, a warm welcome from Strode and thoughtful little touches such as the cans of Gin & Tonic and fresh milk. It was great to have the kitchen too.

facilities in the room were really well thought out. nice touches with the milk in the fridge and Netflix on the TVs.
nothing really. the only slight negative I would have is if someone had mobility issues there is a lot of steps to the top room but didn’t bother me.

Great location, we had the king suite and the interconnecting rooms were amazing for our family. Communication from Joseph was really great and we felt really welcomed.
