Our house, about 1/4 + mile from the center of Rosemary Beach and less than 100 yards from the beach, was well-suited for the two of us. The space is small, but perfectly adequate for two people. There is also a loft which can sleep three, but with only one small bathroom I think that might be tough except for small kids. Furnishings are minimal but adequate.

We had a fantastic time at the Brighton Carriage House. The place was clean and well maintained and had everything we needed. The location was spectacular, and the screened in porch made evenings sitting outside an absolute pleasure. I can't recommend this place enough!

Our vacation was great. The location of this carriage house is great because of the proximity to the beach. We also really appreciate the fact that it had a full size fridge. One watch out for future guests planning on staying in the heat of the summer; if you leave the upstairs fan on, it blows the heat from the roof into the downstairs. It was difficult to cool the down stairs below 77 degrees with it on. The upstairs doesn’t cool off to a comfortable temp until 8:00-9:00 o’clock. If you’re just a couple it’s not a big deal, just leave the fan off. We’re not super temp picky people so it wasn’t a big deal to us and didn’t change how much we enjoyed our stay. We would likely use this carriage house in the future despite the A/C issues, but we typically keep our house at home around 73 degrees. Everything was clean, the communication from the host company was top notch, and this carriage house has designated parking for it keeping you from searching Rosemary for a decent spot to park.

The carriage house is in a great location, close walking distance to the beach and the pool. The living space is limited for a family of 4 but great for couples. Overall nice place but it could use a renovation. The rugs, sofa and curtains have seen better days

First of all the 30A management company is excellent at responding to guests inquiries and needs. They get an A+ for customer service. Whomever owns or is responsible for cleaning this unit gets a D-. I would not associate the word luxury with this rental. It needs to be DEEP cleaned. Within 30 minutes of arriving our feet were black from the dirty floors and rugs. The bathroom shower has black mold growing in the tile grout. When we arrived there was dog pee on the rug and skirt of the couch. Size wise this place is tiny and cramped, not worth the price we paid to rent it.

My husband and our two dogs came down for 3 nights. This was the perfect size and the location was amazing, we loved it! The only negative is the WIFI is very bad. We could hardly watch anything on TV or use our phones in the airbnb. Other than that it was a great experience.

Brighton Carriage house is in a great location, steps from the Rosemary Beach playground, heated pool and beach accesses. The only downside is internet and steaming tv connections. The carriage house has very poor internet service not allowing us to do much work or steam any tv. It would cut out periodically every 15 minutes. Overall, the house is a great rental for a small family and pet. It has a spacious screened in balcony, clean and comfortable.

Reviewer Comments: After years of escaping to Rosemary/Alys, this was our first VRBO rental experience in the area, and it was a nice one at that. Brighton was ready earlier than expected. Check-in/-out was a breeze. This home is in such close proximity to everything we wanted... the beach (only a short walking distance away), town square shopping and dining in Rosemary, a short bicycle ride (bikes provided) to Alys. Our Frenchie was warmly accommodated as well, and enjoyed the screened-in porch after his evening fun on the beach. My only critique is that they either fix the lighting or install new bulbs in the previously mentioned obscured exterior stairwell. Fortunately, we used our phone flashlights to guide us. The off-street parking is tight; for reference, I have a current model A7 and we had to turn the mirrors in to back into the space comfortably. These things are minor considering what a fantastic space this was! We would definitely book again.

This was our fist time booking through this company and staying in this property. Check-in/out was done virtually and was seamless, wi-fi worked very well. Brighton carriage house is in an excellent location, close to the pool and beach walkway. The property was clean and the kitchen was well-supplied and the grill was a welcome bonus. We were really happy with the parking and really enjoyed the balcony area. Our only criticism is the lack of lighting outside and on the external stairs making it dangerous when going out in the dark and some additional seating in the grill area would be a nice addition.We would definitely book this property again!

I had the best time staying at this perfect hideaway. Just steps away from the beach, the pool, and the charming village of Rosemary. It was the perfect getaway for a weekend retreat & we will be back again. Felt like home!

Enjoyed the property, love the architecture. Space was comfortable and the outside space very nice. We would come back but only if the bathroom is updated.
The issue we had was the bathroom was very out of date.
/ shower glass removed from frame and a curtain rigged over the frame. Dangerous getting in out out.
/ shower light bulb hangs and is not waterproof and would not meet code in any state in the US. Also dangerous.
/ exhaust fan just a hollow hole in the ceiling
/ lighting inadequate and the makeup mirror that would have helped with that is broken and appears to have been for some time.
/ tile in corners at window appear either dirty or growing mold and mildew
/ step light out and first step from parking higher than code and dangerous. The light would help that at night.
/ the “9” of the two number address is on the ground in front of the right hand garage door.
/ because of the value of of our auto I require that off road parking be available. This property advertised that it was. The problem is the space is so narrow as to be almost completely unusable. We have a small sports car and it took 5 minutes or so to park the car each time without hitting the gates which have been hit many times.

The location is the best part- For the size, they really maximized the space to allow for cozy comfort. My only complaint is they need a new mattress is the bedroom and should upgrade the pillows too. I'm guessing the bedding is a few years past its prime.

One of the best locations in 30A - You are footsteps away from the beach, pool, walking trails, and dining. We had a great visit to 30A for Fall Break. We did the beach chair rental and found the service to be very convenient for relaxing days at the beach.
