Good value, friendly staff, balcony on every floor for smokers.
Walls and ceilings were pretty dirty. One of the towels had a large hole in it. The bathroom drain takes a very long time to drain the water after a shower. My room had an ant infestation but I found where they were coming from and plugged it.

"The receptionist is welcoming and hospitable. Its location is acceptable from the city center. There are merely enough utilities in room for my needs"
