Struttura molto pulita, ordinata e in una buona posizione, ma sopratutto personale molto molto gentile e competente.

The first rooms we stayed in were super nice and modern (we booked a room each) - v spacious with a balcony and a little kitchenette, plus a bathroom with walk in shower - which was very powerful. The rooms are amazing for the price. There are loads of bars and restaurants nearby - you'll be in the heart of Ksmail (Shout out to Rei Rei's pizza place opposite!) The bar next door is called Corner Bar and is lots of fun - they have packs of Uno and serve declicious margs! There is a supermarket directly opposite which was very handy.

There is a bar next door however which is very loud so if you would struggle if you wanted to have an early night. I think the rooms on the other side are quieter but weren't available for our stay. But if you are young you'll probably be out late every night anyway so maybe that won't matter! Also after our first 3 night booking we wanted to stay longer and we got moved into a 2 bed apartment on the ground floor which was nowhere near as nice as the rooms we were in. The shared kitchenette was tiny, the bathroom was older and a lot smaller (and it was shared) and there weren't any blinds over the glass door so my bedroom got light first thing - and you had to walk through one bedroom to get to the other. It just felt quite depressing so we moved to another hotel. So be careful which you book! If you're booking an apartment make sure it's one where you walk directly into the shared area and then each bedroom has it's own en suite.

We had a wonderful stay at Villa Jiota in Ksamil. The location is absolutely perfect, just a few steps from the beach and within walking distance of restaurants, cafés, and everything you need. The room was spotless, very comfortable, and well equipped. We especially appreciated the small kitchen, which made our stay even more convenient. The view from our room was beautiful, and it was a pleasure to wake up every morning and enjoy it. What really made the difference was the staff. The reception team was incredibly kind, friendly, and always willing to help with a smile. Their hospitality made us feel welcome from the moment we arrived. The property is very clean, quiet, and well maintained, offering a perfect balance between comfort and relaxation. We couldn't have asked for a better place to stay while exploring Ksamil. Highly recommended, and we would definitely stay here again on our next visit to Albania!

The only truly positive thing about this hotel is the owners. They are genuinely kind, friendly, and very responsive, and they do their best to help their guests. The location is also excellent — right in the centre, within walking distance of the beaches, restaurants, and shops.

Unfortunately, the location is also the biggest problem. If you are looking for a place where you can actually sleep, I would strongly reconsider staying here. The noise throughout the night is absolutely unacceptable. Because the hotel is surrounded by bars and other hotels, loud music continues late into the night and, in our experience, makes it extremely difficult to sleep. There is also an enormous amount of artificial light from surrounding hotels, bars, and street lamps shining directly into the room. The room itself has another serious design problem: the bathroom and toilet are directly opposite the bed, and the toilet has a glass door. This provides very little privacy and is simply not a comfortable setup. To make matters worse, the room is illuminated throughout the entire night by light coming through the window from the surrounding buildings and street lights. Even with the curtains closed, the room is far from properly dark. Sleeping comfortably is practically impossible. And finally, the synthetic bed linen was one of the worst aspects of the stay. It is extremely uncomfortable, does not feel pleasant against the skin, and is completely inappropriate for a hotel where guests are supposed to get a good night's sleep. Good-quality natural cotton bedding should be a basic standard in accommodation.
