The floors got wet from kids getting out of the pool and while drying with a towel found the floors to be very dirty. Asked for the room to be cleaned and a personal pillow case was taken from one bed but the other wasn't touched due to a personal blanket and pillow that was on the bed. The bathroom exhaust fan didn't start working until an adjoined room was occupied, so i imagine it is powered by a switch in their room. The shower has failing caulk joints and the bathroom walls water damaged. For whatever reason they do not stock the kitchette with dishes or silverware. On a bright side, the breakfast is great and they are well staffed with mostly helpful and friendly personnel. The courtyard area with pool and seating is nice and well kept.

Nice place close to the beach, I enjoy the pool and it was a plus having a breakfast included.

Stayed one night with friends. Nice hotel On Cocoa Beach. Across the street from the beach but an easy walk. Hotel was comfy with a one bedroom suite, nice balcony, nice sitting area that can sleep two!! It’s an older hotel but has been nicely renovated. Very clean, love the lazy river pool area, bar and restaurant are very good, live entertainment the day we arrived. And breakfast was hot with a great selection and nice outdoor sitting area to enjoy it. Would go back again and great for families.

We enjoyed the pool area,breakfast was very good. Would have liked chairs and table outside of our poolside room....poolside rooms on other side had them..... Staff were very friendly and helpful...a great location in Cocoa Beach

Good spot for couples or the family plenty of places in walking distance

The hotel lobby and pool were beautiful. The room was outdated and dirty. We had a table with no chairs, the bathroom floor was dirty and the room floor made my feet black.

The hotel is a wonderful place for your family. Fantastic pool area, breakfast had a great assortment of food, easy access to the beach and restaurants.

Spacious room with a separate living room. Free breakfast was good with lots of variety. Staff were very helpful. We watched the shuttle launch from our balcony.

Our family had such an amazing stay at Beachside Hotel & Suites. Grandkids enjoyed the lazy river pool so much that they didn't want to come out even when it rained, or it was time to eat. We all can't wait for the next visit and stay at Beachside Hotel & Suites.

The pics on their website depicted an upper scale hotel room and unfortunately it was anything but! In our room we were greeted with a musty mold smell that hits you as soon as you walk in, the door was hard to open and shut, there was grime on the baseboards. The walls must be paper thin as we could hear the neighbor next to us. The room was standard and even with it being "Spring break" was definitely not worth what we paid! Major dissapointment. The breakfast was decent. The pool was decent as well. Overall i will not go back to this location next time we're in this area. Overpriced and dated.

This is a great hotel for kids. We got a king suite right off the pool for a great price. There is a lazy river with tubes and a giant sand pit with so many beach toys. It’s a block from Ron Jon and two blocks from the beach, plus walking distance from some good restaurants and Dairy Queen. The hotel breakfast was very elaborate and there were lots of choices. My only complaint was our room was a bit noisy for a toddler taking a nap in the middle of the day, but wouldn’t have changed the location of our room even so!

Cute boutique hotel with a fun vibe. Definitely geared at families with young kids. The rooms were small and they don't clean them once in our three day stay. I was shocked to see that all the plates and cutlery were disposable. I don't think I would stay again for those reasons.

There are many wonderful things to say about this hotel! The service and friendliness of the staff was excellent. I was greeted quickly in the lobby and everyone was really nice. The hotel is old but has had a complete makeover. The bathroom and kitchenette was still dated but it had great water pressure and hot water. We did kill 2 bugs in our room, one on the wall and another in the bathroom. It is Florida and a motel, so I can understand how they get in. Also our toilet did not flush well. We LOVED the hot breakfast they served. There were lots of options to accommodate everyone’s liking and you could get as much as you want. We also LOVED the pool area. We spent a lot of time there over the weekend. Very clean, live music one day and a DJ another, lazy river with inner tubes, heated, etc.. The location was great and you could walk to the beach, shops, restaurants, miniature golf was next door, and they give you a 15% off coupon to Ron Jon which we took advantage of. We also brought our dog. They put us in a room at the back of the hotel near an area where we could walk her. Of course she wasn’t allowed in any public area of the hotel but many shops and restaurants nearby allow them. If you get a chance, eat at Long Doggers about 1/2 a mile away. We walked there and the food and service was amazing and they allow pets on their patio. All in all, we would definitely stay here again!

This was a nice little hotel. The staff are fantastic!! So lovely and knowledgeable, and very helpful. Breakfast included and complimentary rentals were a great benefit! We loved how close we were to the beach. You could see some of the age of the hotel, however, this hotel does a great job keeping it up to date as much as possible, and in good condition.

We stayed for one night to have a beach day before our final destination. I honestly wish we would have stayed here our entire vacation. The lady at the front desk who checked us in and out was very pleasant and helpful, the rooms were decent size, and for the most part clean, and it’s only a few minutes walk from the beach. They also have a lazy river pool and an on-site restaurant which we ate dinner at and it was good. We would definitely stay again if we go back to Cocoa Beach.

Rooms are a bit dated, and the bathroom needed some TLC, but location was good, and the ability to borrow beach toys for the day was a nice surprise. Pool is neat, and there were plenty of options for breakfast. Staff was very nice.

Excellent. We love the staff they are kind and welcoming. The lazy river is fun. The breakfast is top notch for a complementary breakfast, hot food, make your own waffle the whole bit.

Older hotel but reasonably well maintained. Small rooms with no extra seating areas but who spends a lot of time in the room?Limited clothes hanging area. Staff was excellent - helpful friendly professional. Grounds well maintained and very nice pool - lazy river area.

Excellent customer service and amenities

Love the pool, location and overall feel of the hotel. Hotel staff were accommodating. The pool was warm. The kids loved playing in the sand. The beds were not comfortable though. The bathroom had an odour of someone being ill.

Old hotel with nice amenities in pretty good shape

Staff were nice, but housekeeping really missed the mark with our room for checkin. Bathroom was still dirty, hair on the walls, blood near light switch, one of the beds were put together wrong and my mom hurt her leg on the frame. We were on first floor outter part of pool towards the back. Heard older children screaming late hours in pool area, heard all talking/walking by with and without luggage. Beds were comfortable but couldn’t sleep due to noise. The AC wasn’t the best and if it was off the room smelled musty. The pool was nice and staff were friendly. Could be good for just a one night stay if going to a cruise but wouldn’t do more than that. Definitely sleep on higher level away from pool if possible.

Great spot close to the port for a night before the cruise. The woman at the front desk was so nice and friendly! My son LOVED the lazy river and pool area which was very clean. Room definitely shows some wear but for the price we felt like it was a great pick. We will definitely stay here again before our next cruise.

This is the second time staying there and everything was great! The only problem we had this time was the bee problem during breakfast. They were horrible inside the breakfast area and outside.

We enjoyed our stay at the Beachside. It had a great outdoor area that was clean and very family and pet friendly. The breakfast was good every morning and the restaurant was good, too. We liked the complimentary beach chairs, umbrella and cart. They also had bikes you could use. The rooms were fine, but the bathrooms could use remodelling. The towels were thin, both the bath and the pool towels. Also, I was disappointed to see there were no recycling bins to recycle. But, I did notice that I really didn't see any recycling bins in Cocoa Beach.

Very cool boutique hotel. Kids love the heated pool with a lazy river and having rooms overlook that was very convenient for the adults Super Bowl Sunday. They were short staffed which led to long wait for food service but the staff were very friendly. My only complaint was the room cleanliness, particularly the bathroom Cockroaches and other peoples hair grossed me out a bit.

Check-in was quick and easy. Room was clean and comfortable. Lazy river was warm, area was clean. My only complaint was the thin walls. I felt like I could jumpnin my neighbor's conversation.
