Initially I was given a room which was not satisfactory, but on request they managed to change me to another room. The shift took 2 days, but as it was the holiday season the rooms were booked, which they updated me. The WiFi strength is really good as usual and the staff courtesy and service was really impeccable!
The pillows and sheets were a bit dirty.

Nice and tidy….. well behaved staffs….
They are not at all flexible with early check in, I had booked extra night as I wanted early check in…. owner did not obliged and charged me extra 800/- for 3 hrs early check in and also charged for extra night where I did not stay.

Noise Disturbances. When ppl talk in corridor or in the room next to yours , you can hear them clearly and vice versa can also happen

Allowed to extend stay by 3 hours at a reasonable cost.
Also allowed early check in.
Good breakfast.
Elevator/Lift available.
Has chair table LCD Tv and all.
The Pipe Water at bathroom is Yellow. They don't have filter system to remove iron ore from water supplies (some good 3-5star hotels in Chennai have) those.
Room cleaning is so so.
And be ready to be between a noisy neighbours, sound proofing is not that good or not even there.
The management of UPAR told that it's rectified but.

The room was clean. Early check-in cost was a bit high. Otherwise took care of the pre-booking request as well. Staff was well-behaved too.
Not much. Probably not exactly value for money. But I booked very close to the check-in date.
