Nice condo that is just as pictured - very clean and updated. The living room is sunken/step down, but it was never a problem for us. Everything we needed to cook once or twice, and there’s even a Keurig. AC was adjustable in each living area, which was a nice perk. Nice sized pool area and plenty of shade and chairs available on beach. Great snorkeling right off the beach, which means the beach entry is rocky (not painful or difficult, didn’t require water shoes), with smooth entry beaches just steps away on either side. Best of both worlds. Location of the unit above the pool and size of complex allowed our kids (ages 8 and 12) to have some freedom, there were many families staying here and always a friend to play with. We played pickleball a few times too, which was fun! Only complaint/issue was with the sleeping conditions in the main king bedroom - lighting from the stairwell is so bright the shutters don’t black it out at all so he had to hang a blanket up every night to help darken the room. Mattress was terrible, so we asked the office for a foam topper which helped.

The condo was beautiful, clean, and very spacious. The living room and balcony look right out onto the ocean for spectacular views. The beach area is very nice with plenty of chairs and covered huts. The pool and hot tub were also very nice. The beach entry is a little rocky but you can snorkel right off of the beach. We snorkeled and floated in the ocean daily and loved it! The area is quiet and you either need a car or you can take cabs like we did. I would highly recommend this property!

I always hesitate to give negative feedback on a property, but I think it's important to be honest about the downsides we experienced during our stay.The pros: We had an amazing view from our balcony. The snorkeling off the beach was fantastic. We were able to get local delivery on food, and the grills onsite were great. Ollie in the main office was super friendly. We really liked the pool. It was nice to not have constant pedestrians in this part of 7 Mile Beach. The stove and refrigerator worked super well. The main bedroom and second bathroom were great.The cons: We had a two hour delay at check in, despite arriving at 11:00 AM and letting them know we'd be coming at 3:00. We also called at 2:00. I could not reach our VRBO host. I messaged him multiple times. He never responded. Upon entry, my 76 year old father fell off a step into the living room. It was truly awful to watch. There was no railing and the color of the floors makes it hard to see the stair. My mom and husband also almost fell. The beach is entirely rocky, so you have to walk far to get in the water, and erosion makes the sand sink so badly that my parents could not swim in the ocean. I wish there was more transparency about the rocky shore. Our main cleaning person was very rude and defensive about our late check in. The front desk promised us a bottle of booze as a gift for late check in but we never got it. The beds in the 2nd bedroom are awful.
