MY ADVICE DONT GO NEAR IT..
First of all could not find the place.. its supposed to be on a housing estate.. got there sectarian flags everywhere, couldn't find the number on the door, the phone number didn't exist. Was basically stranded... then after I'd booked somewhere else via Booking.com they messaged me saying the room was ready... my advice stay away from it unless you want to lose your money...

It is a room in a family house, but I've got plenty privacy. Bathroom is shared with just another room also for booking.
A bit far from downtown, but well served by city buses.
