The location is perfect for Sapa with amazing views. Staff were friendly and always happy to help. The villa itself was very clean and exactly what we expected.

Beautiful & peaceful location, amazing scenery, access to town by car
Cleaning much needed - developed skinrash from dust mites/allergens.
Cii ok during address - food deliveries went Uk main hotel which seems like same result, but isn’t.

The little cottages are quaint in a picturesque setting. The view of the mountains, villages and clouds from our balcony was spectacular
The mattresses are very firm and the utensils, plates and glassware are
minimal

Host Phoenix was very knowledgeable, had many taxi, driver, guide, even laundry options to connect us with. Allowed us early 11am check-in. Gave us good advice on money changing and tour options. Villa had a great view of Fansipan! Was next door to Sapa Jade Hill Resort where we could have breakfast without going into the town centre
Villa was run down. Flickering light in upstairs bedroom reported on first night but not fixed during our stay . Fridge not working. Door knob parts rattling not fixed. There is no onsite reception, that was unexpected. Quite a number of dusty surfaces.
