The House was great, very spacious, immaculately clean, 3 bedrooms and 3 bathrooms with a large family room and kitchen with comfy seating. The hosts really work hard and went to great efforts to make us welcome. We stayed over Xmas, they had put up and decorated a large Xmas tree with lights and tinsel. They also left us a whole Xmas cake and local Winkleigh cider! So they really do make you feel welcome. In the living room is a log fire which was left with plenty of Kindling, logs, and matches. The kitchen is stocked with pretty much all the utensils that you need including stove, oven, microwave and dishwasher. It was the nicest property we have stayed at in Winkleigh.

The farm and holiday houses are located in the middle of nowhere and is really quite hard to find. We stopped locals and they didn't know either lol. (Some easier to follow directions would be "Head to Winkleigh, then leave Winkleigh following the Road towards North Tawton, look for two YOKEL chicken signs, the second (located on the right side of the road) is opposite too and marks the left-hand turn you need to make to locate the right road, follow this road towards and past the big white house on top on the hill and look right for a large Luxton Barton sign marking the holiday houses )The Satnav does not lead you to the right place when following the directions on booking.com website . So some more detailed directions on the website would be great. I can't fault the hosts however as they did try to direct us via the phone. The series of holiday homes are located in the middle of a working farm... Be aware you are right opposite goats which will wake you up at 6am. You are also in the middle of nature. So pluses and minuses lol. The price was 900 for four nights including cancellation insurance which was just a little expensive but still priced competitivly for what you get. If it had been just £100 cheaper, it would have been perfect. Also to note the house we stayed in was not particularly accessible for wheelchair users or people with mobility disabilities- as all the bedrooms and washing facilities are located upstairs.There was one bathroom located downstairs but no shower or bath. However there did look to be at least one bungalow style house on the farm but not sure if that is part of the holiday let options or not- as it's not specific on the website.
