It's good value for the price. The staff are nice when you see them. Room was decent enough.
Couldn't use the pool. Staff absent most of the time so couldn't get anything to eat or drink. Bathroom smelled and was a bit dirty.

Great location, close to shops and the excellent Three Sisters cafe. From the upstairs dining room there are beautiful views of the mountains and rice fields. Lovely, friendly staff. Unlimited drinking water was sustainably provided. At this price, a fridge in the room was a real bonus. However, I'd never stay again - see.negatives.
The facade of my room was nearly 2/3.glass (see photo), so I felt exposed with little privacy. The pool was very dirty and the breakfast/courtyard area was messy and dirty. Free breakfast didn't include tea or coffee which i think is just plain stingy. I booked a tour with the family and was told it included a viewpoint, a waterfall and kayaking from a floating cafe. However, at the cafe i was told there was an extra 300,000 vnd fee for kayaking. The toiletries were packaged very unsustainably.

The hostess was very friendly and helpful. She helped to organise a scooter for us, and to get our laundry done. Breakfast was basic but sufficient. There was an unlimited supply of drinking water. The bed was comfortable and the shower had hot water.
The pool was entirely unusable, which was disappointing as it was a key factor in our decision to book. Looking back at past reviews, it seems this is an ongoing issue, so it would be helpful and accurate to remove it from the property listing until it is consistently functional.
While we fully understand that living on-site is part of the homestay experience, the main family area is located directly outside the guest units. Loud noise and chatter began around 5:30 AM for a couple of hours and picked up again in the evening until roughly 10:30 PM, making it a bit challenging.
