I've been going to Fripp since 2004. We usually stay by the Cabana club or on Bonito or Davis Love. We are a family of 5, three boys. Not my first time on the island. This is a tricky review. When we arrived, the garage area was strewn with trash, insulation was falling from the garage ceiling, the HVAC filters were months overdue for a change, and the outdoor grill was nearly unapproachable due to the smell of rancid grease. The outdoor porches were also fairly filthy, so much so our ten year old commented and asked why they were so dirty. We notified management who cleaned up, but it was a very bad first impression for 6k a week. The house is in reasonable shape, largely helped by a recent remodel that likely should have remodeled more than it did. Will I stay here again? Not if other options are available, but Yes. Beds are reasonably comfortable. HVAC was working and kept the house comfortable. Hot water was adequate.Living room and bedroom TVs all worked and had all the apps you need.Checkin was easy. Property management was responsive. Location is great and off the main "cruising lanes". Short golf cart ride to the beach. Kitchen is very well stocked. The complementary bicycles were a nice treat, but several of them were damaged and left in a pile in the garage. We still had 3 to use.

Beautiful home with great views and ample space. We had a couple small issues arise during our stay that the host took care of right away. Communication was great!

Great stay. Nice sunset view. Easy to get to everything.

Not sure when it was “newly renovated”, but it does not appear to have been renovated recently. The general exterior needed cleaning and painting, and there were a number of places with wood rot. But by far the worst was the HVAC ductwork that ran through the garage (ceiling) that had been attacked by raccoons, with insulation torn away and the duct ripped open, limiting air flow to the interior of the home above. When this was reported to maintenance, the maintenance guy that came to look at it already knew about the situation, which makes it worse given that they had done nothing to make repairs prior to our arrival. The ice maker made about 10 cubes a day and we bought ice at the marina market so as to have ice for drinks. In addition to the mess in the garage from chewed up insulation and ductwork, the grounds were deplorable, with trash strewn around the house and little to no landscaping or cutting back of the overgrown shrubs and plants. Needless to say, we won’t stay here again.
