This hotel is a perfect place to unwind after a busy day in Kyoto. All staff are kind and extremely generous with their assistance. We stayed in the Family Room with private balcony. What a treat! It was great having access to water, soda water, coffee, tea and other soda’s. A nice little touch. Amenities were available. A great location. Breakfast was a basic western meal but quite good! And, yes the room can be busy at times. But a great way to start the day ;)

We loved our stay in this hotel. Right across Kamo river. The amenities actually thought of everything we'd need.
There's free breakfast that gets served from 7:30-9:30. But beverages are available 24/7.
It's not too close to 7-11. But there are bikes available to "borrow" from the for free. So it made it easy for me to go and pick up something from the stores.
The front desk staff are so friendly.
I'd stay here again.
