Piso bien reformado, amplio y cómodo. Terraza con mucho encanto. Buena climatización y presión de agua.

Podrían mejorar la higiene de la zona de la cocina y equiparla con cosas importantes como cafetera de cápsulas, tostadora, microondas y algún trapo o paño. Tuvimos que tirar y limpiar cosas de los anteriores huéspedes. El sofá es sofá cama pero no es nada cómodo y la tapicería está sucia. La cama es grande y cómoda, pena que el somier esté roto y pegado, quien pese menos que se ponga de ese lado sino te hundes. La calle es tan poco accesible al tener tanta pendiente y escaleras que solo por eso elegiría otra ubicación a pesar de que esté a 10’ de la estación.

El departamento está muy bien, espacioso, limpio y con aire acondicionado que con este verano es un plus .

El departamento se encuentra en una zona peatonal en una calle con bastante pendiente, al que no es posible acceder en coche; puedes dejar el coche en una calle cercana y luego tendrás unos metros subiendo o bajando escaleras con las maletas a cuestas.

The private garden is the nicest surprise of the stay: small but sufficient, north-facing so shaded almost all day, with a table and a swing seat to sit comfortably. With the current heatwave in La Spezia, this natural shade is a real comfort, and a simple tablecloth on the table makes it perfectly pleasant for meals outside. On the appliance side, everything works well: the reversible air conditioning heats and cools without any issue (you have to deal with three units and three remotes, not all in perfect condition, but one of them is enough to control the whole system once identified), the washing machine and dishwasher work perfectly, and the fridge, oven and TV caused no problems. The wifi is excellent and stable throughout the stay. Hot water has good pressure and heats up quickly. Nights are quiet, with no noise from neighbors or the street. The bathroom is decent overall, with only a few light mold marks above the shower but nothing concerning. The beds are fine too, except for the sofa bed, whose mattress is a bit thin, a minor and accepted drawback since we chose ourselves to sleep there. We could also tell that a cleaning effort was made before our arrival, likely in response to a very harsh review left by a previous guest just days before our stay (dirty apartment, broken bed frame, significant mold). That was absolutely not our experience: the apartment was clean on arrival, and this deserves credit to the owner.

Unfortunately, all these qualities are largely undermined by the attitude of the management agency, who handle communication over WhatsApp with a pettiness and a total lack of customer service that is startling for a property priced above €200 a night. (Not enough in this booking.com section to express all details) First, the location: the apartment is only reachable via a fairly steep flight of stairs, with no car access to the door. This was known before booking, so it isn't a surprise in itself, but be aware of it: carrying luggage up is physically demanding. Parking also requires finding a spot in a blue zone, which isn't always easy nearby. Check-in was needlessly stressful too. Keys are collected from a coded lockbox, and although it is the same reusable code every time, the agency would not share it until 2:55pm, five minutes before the official 3:00pm check-in. It felt less like a security measure and more like making sure we couldn't set foot inside a minute before the clock struck three. Next, the kitchen equipment is very insufficient for a property meant for several people: six forks, five spoons, and two small salad bowls far too small to prepare a salad for five. No basic supplies are provided either: no trash bags, no detergent (for laundry or dishwasher), forcing us to buy some right after arrival. The living room sofa is also a bit dirty (visibly stained beige fabric). Trash management is unclear: we were told to "keep the trash, we'll deal with it at the end," which is unrealistic over six nights. We had to take the trash outside ourselves. Would I still go if I knew all of these things before booking? definitely NOT !
