Almost everything, we had the perfect stay in baan debtida , the hosts were amazing.

The rooms were a good size and the AC was a welcome necessity for us. The common area is a nice outdoor garden and a small lounge. Breakfast was served in the garden area. The neighbourhood was very convenient to the Grand Palace, Wat Pho and Khao San Road. The owners are great people and we're very helpful and communication was great from the start.
The house is adjacent to the canal and there were several homeless people living right outside the gate. As our first impression, it was a bit off-putting. They weren't asking for handouts or being disruptive, it was just odd. We weren't asked ahead of time if we wanted the full Thai style breakfast and I felt bad wasting food. It would be good to know the day before so you could advise them on your desire to have that item.
