The property itself is beautiful. It is situated in a great, convenient location close to everything. I also really appreciated the setup of the villa complex, the entrance is highly secure and well-organized, complete with a proper reception desk which is a big plus.

On the downside, the overall cleanliness left a bit to be desired. We also experienced a noticeable issue with ants inside the villa.

Alles in orde

The villa itself was extremely comfortable and looked almost brand new. Everything was very clean, modern and well maintained. One of the biggest highlights was the large private pool and the spacious outdoor area. The whole terrace and pool area felt very private and was barely visible from the surrounding properties, which we really appreciated. Inside, the living room and kitchen were very spacious, and the huge TV with Netflix and YouTube was a great addition during the rainy day. The bedrooms were spotless, the bathrooms were large and comfortable, and overall the villa gave a very high-quality impression. The reception team also did an excellent job. They were very friendly and helpful, and they arranged a scooter and helmets for us directly at the property, which made everything very easy. Overall, this is a very comfortable and well-equipped villa, and I can definitely recommend it.

There are a few things worth mentioning. First of all, the villa was surprisingly noisy. We could hear cars and scooters quite often, possibly from another road behind the property. Perhaps a higher fence or some additional sound barrier around the villa could help reduce the traffic noise. The access road to the villa is also not ideal. It is quite rough, uneven and rocky, so especially when riding a scooter after rain you need to be a little careful. The bed was unfortunately quite uncomfortable for me, although I know this is very subjective and therefore it did not really affect my overall rating. The biggest disadvantage is probably the location. There are not many good restaurants, nice cafés or interesting places within walking distance, and the nearest beach is also not one of the nicest beaches on Koh Phangan. In my opinion, renting a scooter is almost essential when staying here. Most of the better beaches, restaurants and places worth visiting require at least a 10-minute ride. One thing that really disappointed us was the electricity charge. The villa charges 9 THB per kWh, which in my opinion is excessively high and feels more like an additional source of income than a fair reimbursement of electricity costs. During our stay we used only one of the three air-conditioning units, and only at night, yet we still ended up paying almost €50 extra for electricity for just 4 nights. I have travelled a lot and this was the first time I encountered such a high additional electricity charge in this type of accommodation. For an otherwise very good villa, this left a bad impression. Electricity should either be included in the price or charged at a more reasonable rate.
