Communication was great from the outset. Large double room, affordable for my budget, easy access to Grimsby Road/Imperial Avenue bus stops, exceptionally quiet most of the time, with two modern shower rooms. Friendly cleaning staff all the way, and a big thank you for really looking after me during my family visit.

Quite, secure, open kitchen.

Back garden with smoking area
Small sinks ( above the toilet basin?), just 1 shower for all the rooms, unstable bed on wheels with very hard mattress, no air/fan for hot weather, TVs just for decoration ( room and kitchen), no fixed price per night ( peak pricing £73/night for that area is very unreasonable to me)
