OUTDOOR SPACES:
The spacious front patio is set up for easy outdoor dining and relaxation, with a teak dining table and seating for 6, a market umbrella, and a propane gas BBQ grill.

LIVING, DINING, & KITCHEN:
The living and dining areas provide a welcoming place to relax and gather, featuring an upholstered sofa with side chairs, streaming cable TV, and a dining table with seating for 6. A sliding glass door opens directly to the spacious front patio, extending the living space outdoors.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all large appliances and small appliances for convenient meal preparation. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the garage, a complimentary starter set of laundry essentials is provided.

Parking: One space is provided in a shared two-car garage and fits most vehicle sizes. Garage access is via the rear alley. Neighborhood street parking is also available, with both metered and non-metered options.

YOUR SPACE:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The rear second-floor studio residence is not included in this listing, but can be rented simultaneously, when available, to accommodate additional guests.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
