This beautiful 3000+ square-foot two-story home is located on an elevated cul-de-sac and offers several amenities for a comfortable stay. The main level includes an office space with a printer and a queen sofa bed, a fully stocked kitchen with a large fridge and built-in wine refrigerator, two dining areas, one in the kitchen and another towards the front entrance, a gas fireplace in the living room, an 85 inch TV, and a charging station in the kitchen. There is also a bedroom on the main level with a queen bed, a 1/2 bath, and a laundry room.
The second level includes an oversized master suite with a spacious en-suite and walk-in closet. The bedroom also has a balcony that overlooks the Texas-shaped pool. There are two full beds and three twin beds in the additional bedrooms, a full bath with glass shower, and a tub for the kids. The game room has a pool table, a beverage fridge, and lots of board games, along with a balcony that overlooks the backyard.
The backyard area is perfect for outdoor activities and entertainment. It includes a Texas-shaped pool, putting green and hot tub, 2 comfortable loungers for sunbathing, a covered patio with an outdoor TV, playground for the kids, and a fire pit. There's also a giant Jenga game, corn hole and Axe throwing for guests to enjoy. Overall, this property is a great choice for families or groups looking for a comfortable and entertaining stay.

Guests are expected to comply with these rules to ensure a safe and comfortable stay for everyone. Our house rules are in place to ensure that all guests can have a pleasant and safe experience during their stay. Failure to comply with these rules will result in your reservation being cancelled and you being asked to leave the property. Host May or May not ask for your ID upon arrival at Host discretion.
The house rules for this property are as follows:
1. REGISTERED GUESTS ONLY: No Unauthorized Visitors. Please refrain from inviting guests who are not included in your reservation. For security reasons, only registered guests are allowed on the premises. Guests should indicate the number of guests at the time of booking. 10 GUESTS MAXIMUM ON THE PROPERTY! NO EXCEPTIONS! **Please be sure to add the correct number of guests on the reservation. If it is incorrect you can submit a Change Reservation to update** (Any Unauthorized or Unregistered guests/visitors will be charged $50/person per day AND an additional $100/person per night if the Unauthorized/Unregistered visitors stays overnight)
2. NO parties, NO events, or gatherings. NO EXCEPTIONS! (per City Ordinance)
3. NO 3RD PARTY BOOKING: Booking guest MUST stay at the Texas Pool House all nights of the reservation. Only Booking guest can check-in. NO EXCEPTIONS!
4. NO SMOKING: Our property is strictly non-smoking. Smoking is strictly prohibited indoors, on balconies, patios, and within close proximity to the house. This includes vaping, e-cigarettes, hookah, etc. If guests need to smoke, they can do so outside in the back driveway. Cigarette butts should not be thrown in the grass area to prevent fires. **$500 fee will be added to your stay if smoking is detected in the property**
5. NO DRUGS OR ANY ILLEGAL SUBSTANCE: We have a strict no-drug policy. The use, possession, or distribution of any illegal substance is strictly prohibited. Please respect our commitment to maintaining a drug-free environment.
6. NO LOUD MUSIC and NO NOISE between 10pm-7am. Guests should not play loud music or have live music to comply with the noise ordinance by the Colony Police Department Noise Ordinance Section 6-192.
7. NO Gathering In Front of the HOUSE past sunset. For the comfort and privacy of our neighbors, please avoid lingering or sitting in front of the house after dusk. We want to ensure a peaceful atmosphere for everyone in the neighborhood.
8. NO PETS. Pets are NOT allowed in the property. NO EXCEPTIONS!
9. FURNITURE: Guests should not move any of the furniture.
10. CAMERAS: Guests should not touch, cover or disable the exterior cameras (4 total) on the property. They are installed for everyone's safety.
**AGE REQUIREMENT: The minimum age requirement to book our property is 25yrs old and older**
**POOL RULES**
No Running, No Diving, No animals, No Food, and No glass bottles or containers are allowed in the pool. All children should be supervised and ensure toddlers wear swim diapers. Guests should never swim alone and should not play around the drains or the covers. No jumping from Hot Tub/Spa to the Pool and DO NOT use the divider (blue tiles) between Spa & Pool as Slide, and DO NOT stand on it.
The pool IS NOT heated, but can be heated for an additional $100 per day (this is what the utility company charges).
***REPLACEMENT COST**
Please note that there will be a replacement cost for any missing items, and items that have been damaged including stained, broken, tampered with or ripped during your stay.

We have had the most amazing time at the Texas Pool house. We are a group of 6 traveling from Scotland for the World Cup. Firstly, the accommodation was immaculate - an actual “wow” when we arrived. Enrique had stocked the house with food and drinks that we requested which made check in & enjoying the property, immediate. Throughout our stay we found the property really close to lots of amenities and the hosts so, so accommodating. Nothing was too much trouble! We have loved Texas and would definitely come back to the Texas Pool house!

We came to Dallas area for a couple of World Cup games. Since the parents had to work remotely for a few days in between games, we wanted a house that would accommodate a 15 year old. For the three of us the house was more than enough space, but we wanted fun amenities & the house delivers!! What an amazing surprise when we saw LA Rams merch in the house. Our son is a LA Rams fan too so he loved hanging out in the game room with a wall painted dedicated to the Rams. The backyard with the pool & tiki bar was fun & relaxing. Of note, if wanting to use the spa, you will need to text Ricky in advance. It takes 20-25 minutes to heat up. The backyard also has a play area for younger children and perfect area to chill at night by a fire pit. Every space was comfortable & there was space for two working parents. Overall, we enjoyed our visit and the house was fantastic. We would definitely go back! Thank you Ricky & family for a welcoming & comfortable home!!

Our stay was okay but not as great as we would have expected it to be considering the price we paid. When we arrived it was hard to determine if the back entrance was truly the correct entrance to the house. Upon arrival the bathroom rugs were not cleaned there was hair from previous renters all over. The pool has boards and tiles missing or raised that are severe tripping hazards. Many of us tripped or stubbed our toes. The doors on the tiki house are warped, making it difficult to access. The pool room upstairs smelt like a dirty locker room. The view from the kitchen shows a torn apart electrical box that is for the pool, this was a major eye sore. There are birds nests on the house and those birds are loud in the mornings cause sleep disturbances. There are an abundance of bees nest all over the back yard and play area. In order to use the pool jets and heat all communication had to be done via text message because the messages via VRBO were not being answered in a timely manner. For the price we paid I was pretty upset by the condition of the house. The kitchen cupboards have paint chipping away. Drawers were labeled to not be opened and other false drawers were not labeled. This caused confusion and issues. Proper repairs are needed to this property to make it worth the price you invest to stay there.
