Pool heating is available upon request for only $100 per day (Must be on for the entirety of your stay). Please notify us at least 48 hours prior to your arrival if you would like this turned on. Lastly, please avoid removing or turning off the pool vacuum as this may cause harm/damage.

We welcome all our furry friends!
$50 for each pet. Please note any damages caused by pets may be subject to an additional charge.
*SECURITY CAMERAS*
For everyone`s safety, there are 2 outdoor security cameras on property that records audio and video 24/7. They do NOT look into interior spaces. These cameras are ONLY on the exterior, NONE are located inside.
*QUIET HOURS*
11 pm - 7 am every day. You must turn off all backyard lights during quiet hours, according to the city`s Airbnb rules.
*MAXIMUM OCCUPANCY*
Our home has a maximum capacity of 12 guests. Please reach out if you have any questions!

Parking: Garage parking (2 cars) and street parking available

Early Check-In / Late Check-Out – Requests must be made 48 hours before arrival and depend on same-day bookings. May include a $75 fee. Unapproved late checkout: $100 charge.
Smoking – No smoking inside. Any odor or evidence will result in a $500 fee for deep cleaning and ozone treatment.
Thermostat – Due to Nevada’s desert climate, the A/C cannot be set below 70°F (21°C). Lower settings may freeze the unit and cause it to stop working. Fans are provided in each room to help keep you comfortable during the summer.
If the number of guests exceeds the maximum occupancy, an additional fee may apply.
Rule Violations – Breaking house rules (including exceeding occupancy, parking violations, pool misuse, illegal substances, or misuse of the property) may result in fines up to $1,000 and/or eviction.
Furniture – Please do not move large furniture (sofas, bed frames, etc.).
Guest Limitations – Only guests listed on the reservation may stay overnight. Day visitors are fine if occupancy limits are respected.
Pets – Pets are welcome, but keep them off furniture and rugs, clean up after them, and do not leave pets unattended if they may cause damage. Guests are responsible for any pet-related damage.
Thermostat – Do not set the A/C below 70°F (21°C) to prevent the unit from freezing.

Damage / Missing Items – Guests are responsible for covering the full replacement cost, along with any additional expenses, for items that are damaged or missing.
Towels & Linens – Do not use towels for makeup or cleaning. Permanent stains count as damage.

The stay was OK, nothing to brag about by any means. My wife mentioned she saw a roach in the sink her first day there. The host seemed to want nickel and dime me for any requests I had.When I asked to go ahead and warm the pool for us, he suddenly stated that it was a minimum 2 day warming fee, yet in the contract agreement, that was NEVER stated, only that a 12-24hr advance request was needed. ultimately he reluctantly agreed to do it for just one day.He also offered an early check-in and a late checkout. I took advantage of the early check-in for my family as they were flying in a day before me, and agreed to the discounted fee. But when asking for a 2 hr late checkout, it took a week to let me know if we could.So we literally had to wait to the evening prior to find out if we had to leave by 10am or just 2 hrs later at 12pm.When he FINALLY after asking for a week if we could stay till noon, he stated that we could, FOR AN ADDITIONAL 50. So I declined. Very unsatisfying for this particular rental.
