Welcome to this newly renovated modern cottage in NE Ballard with its bright yellow door and private driveway for free, off-street parking. Imagine waking up and brewing a cup of coffee and walking over to enjoy sitting in the light filled kitchen nook or walking outside to sit in the bright blue chairs or at the little table as you plan out your day of sightseeing in Seattle. You will only drive 6 miles to everything Seattle: downtown shopping, Pike Place Market, Space Needle, and Chihuly Glass Garden and only 8 miles to both stadiums, but you have the opportunity to get out of all the downtown and enjoy one of Seattle's quaint neighborhoods.
We have also given you so many options for dinner! You can choose not to cook in the large, newly renovated, stocked kitchen, but walk just one block to one of several neighborhood restaurants or fire up the new gas grill on the back deck white your friends are talking to you from the elevated deck bar.
So maybe a movie after dinner? Relax on the new West Elm furniture while you log into your own streaming app through our large 50" Smart TV or choose to work at the desk while also watching TV. The queen beds, mattresses, and sheets are all new so you can be assured you will have a great night's sleep!

Guests staying at all our managed properties receive the following:
- Starter Amenity & Supplies pack containing ground coffee, paper towels, toilet paper, dish soap, scrubber and dishwasher detergent, 3 in ! shampoo and body wash
- Towel set for each guest
- Iron and ironing board
- All beds are ready made for you with freshly laundered sheets & comforter covers!
NOTE: this property does not have a washer and dryer. A laundromat is 2 blocks away.

ACCESS:
Guests enter the Little Modern Ballard Cottage by walking up the main walk and entering through the front door. You are welcome to park in the private driveway (pull up far enough so you do not block the sidewalk or you could get a parking ticket). You will be emailed a customized electronic door code to open the front door.

Free, private driveway (Do not block the driveway. City will fine you if you block the sidewalk)

POLICIES / RULES
- Please remove your shoes upon entry
- NO smoking or vaping (extra fees will be applied to manage the smoke smell)
- NO pets (a $250 incremental cleaning fee will be applied for additional cleaning PLUS additional costs for any damages caused by the pet)
- No open flames (ie. Candle burning is NOT permitted in the home)
- No events or parties- If determined that a party/event is taking place at property, management has right to evict tenants and guests with no refund given.
- If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions! Noise/Party monitoring equipment is installed + front door camera
- This property sleeps 4 people. If we determine you have more than 4 people, we will charge an extra person fee of $100 per person, per night.
- Must be at least 25 years old to reserve home
- Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the of the group to be 25 years or older

The house was perfect for our stay. It was clean and comfortable. The kitchen was fully equipped, the beds were comfortable and the location was fantastic. We would definitely stay here again!

The Ballard Cottage is very clean and cute. The location was exactly what we wanted - close to shops and our son. The kitchen is very nice with coffee setup, filtered water and ice. I really appreciated the nice wine glasses. The BBQ was ready for our use and very clean. The beds are made up with fresh linens and do not have multiple use quilts or comforters which we prefer. The bathroom was stocked with necessities. We like having laundry on site, although we didn't need it this trip. Having a dedicated parking spot in the driveway was a big factor for us as we drive a Suburban and the Ballard streets are famously narrow. I highly recommend the Ballard Cottage.

An amazing host and a great home. So comfortable with all the amenities needed. Amazing coffee house up the block called Mainstay.

House is very clean and in a great location - good value for the money. The communication from the host was either: 1. very very detailed instructions that bordered on 'work I needed to do as a guest' 2. not replying to questions I had sent via VRBO. The house is stocked simply...very hotel like...a good place to sleep and shower and explore Seattle.
