SUMMARY
Soak in ocean & sunset views with your favorite beverage in this beautiful 3br+3ba house (no shared walls!) located in the heart of Mission Beach just steps to the ocean. Indoor/Outdoor living at its finest with 3 levels of living space & outdoor spaces on each level, including our top level panoramic water & city view deck! Other highlights include convenient 1br per level for utmost privacy, each br has an ensuite bath WOW, bbq, outdoor seating, fireplace, convenient attached 2 car garage, & sleeps 6. *Note - A/C is limited to the main living area only, fans are provided for the bedrooms.
GROUND/1ST LEVEL (attached garage + patio + 1br + 1ba)
Enter through the front gate to a fully fenced patio with seating & outdoor hose for rinsing off after a day at the beach. As you enter the front entry door, there is an adjacent br with Queen sized bed, TV, & ensuite bath (tub/shower combo).
There is also a convenient attached 2 car garage with beach gear & washer/dryer.
MIDDLE/2ND LEVEL (main living area + 1br + 1ba + deck)
A set of stairs leads you to an open, spacious main living area. This space comes complete with a living room equipped with plush sofa seating & accent chairs, cozy gas fireplace, tv, ceiling fan, & access to the outdoor deck with bbq. Adjacent is a dining area with seating for 6+ & a fully equipped gourmet kitchen with granite counters, cabinets galore, & stainless steel appliance.
Down the hallway is a bedroom with 2 Twin sized beds, ceiling fan, & ensuite bath (tub/shower combo).
TOP/3RD LEVEL (master retreat + view deck!)
Anticipation sets in as you enter the top level that features an expansive ocean view deck, the perfect place to enjoy a glass of wine while watching beautiful sunsets or in the daytime to soak up the San Diego sun. This space includes outdoor lighting, outdoor dining with shade umbrella, & separate lounge seating.
This level also houses our master retreat with a King sized bed, TV, coved ceilings, walk-in closet, seating area, & an ensuite bath that includes a huge shower with glass doors.
OUTDOOR & OTHER FEATURES
• Outdoor spaces with outdoor seating on each level. Highlighted by our stunning top level deck with outdoor dining & lounge seating, shade umbrella, & lighting…our favorite spot to catch a sunset!

NOTE 1 space fits most mid-large SUVs & the 2nd space is for more compact vehicles (see attached photo, dimensions 17'9” wide x 6'10” high x 18' deep long side & 15' deep short side). Additional parking includes free overnight street parking + various nearby paid & unpaid public parking lots.

• Water Activities
If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.
• Attractions
Enjoy a full day of family fun at Belmont Park located a short 4 minute bike ride away, SeaWorld San Diego is a short 4 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.
POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

This is a fabulous place to stay and would highly recommend it.The following are NOT complaints, merely observations that others may find helpful when booking:- The beds are very comfortable!- The living room furniture is very uncomfortable and differs from what is pictured. The wicker chairs are painful to sit in and we all had a good laugh at how terrible the couch is. We didn't spend much time sitting around so it wasn't a big deal for us.- The upper deck furniture also differs from what is pictured; it was a high table and a wicker couch.- There are LOTS of things available in the kitchen: pans, sharp knives, bakeware, coffee grinder, 2 coffee makers, toaster.- We had 0 ants and kept all food in the pantry as instructed.- Yes, it does get hot upstairs (even in February) but the fans really do help and it cools down significantly after dark.- Earplugs are handy as the weekend crowd at the nearby bars can be a bit noisy.- Several restaurants are just steps away - try the cinnamon roll at the Olive Baking company!- The garage is huge and could fit 2 cars. The alleyway is not wide, however, so a long car could be tricky to get inside.- There are a lot of stairs; you'll get a good workout.- Yes, there's a burned down house across the alleyway, but we found it fascinating.

All emenities were lovely. Plenty of kitchen supplies, dishes, pans, cups, glasses, etc. We request additional bath towels - atleastb two per person.
