-The maximum occupancy is 16 adults.
-Rental Agreement must be e-signed after 48 hours after booking, which requests the names and ages of adult guests.
-Included with your reservation is an accidental damage protection insurance policy that protects everyone from any unexpected accidents. The full name, address and date of birth of the primary renter must be submitted within 48 hours after booking to our insurance partner, Safely.
-Bachelor/Bachelorette groups must all be over 30 years old.
-The exterior of the home is monitored 24/7 by video cameras.
-Age restrictions apply. Please inquire for more information.
-Additional deposits may be required.
-No pets allowed. If you are traveling with a pet, reach out as we can help you find a pet-friendly place.
-Pool Heating Note: There is a $100 fee + $100 per day charge to heat the pool (October - April only) up to 88 degrees and must be heated for duration of your stay. **If the average temp during your stay is below 55 degrees, then we are not able to heat the pool. You must let us know a 48 hours in advance of check in day if you wish to have the pool heated upon your arrival**
-The home is located in a heavily wooded area and while it does have regular pest treatments in place, due to the environment, you may see pests during your stay inside and outside the home.
-To keep our home beautiful, we ask that you not hang decorations on the walls. Tape, tacks, and other adhesives tend to peel paint and leave marks, etc. Glitter and confetti decor are also prohibited both inside and outside. Evidence will result in an additional cleaning fee of $250, plus the cost of damages to home.
-Enjoy a smoke, just not inside. Please ensure all doors and windows are shut and dispose of your ends in the outdoor trash bins. Indoor smoking will result in a sizable fine.
-Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc.

We had a wonderful stay! The place was perfect for our family...14 of us! We used the kitchen everyday which was very well equipped! The pool was excellent...plenty of shaded areas and the house provided great equipment for pickleball, tennis, basketball, pool, and pingpong! The house was very clean and well designed with plenty of bedrooms and living space! Check-in was remote and easy! Would definitely rent this house again!!

Property was extremely nice with maximum amount of bedrooms and bathrooms to accommodate our family. Kitchen was large and the appliances were high-end quality. Believe it or not, one of the highlights was the fact the kitchen had an ice machine which provided us all ice constantly without fail. Obviously the pool was a giant hit as we spent virtually all day in and around it. We shot baskets and tried our hand at Pickle-Ball on the court next to the pool. Overall, extremely fun and wonderful amenities. Already talking about coming back next year.

This home is big, extremely clean and a definite rental property. Lots of bedrooms and bathrooms make for a comfortable stay. There are lots of TVs too! It is designed for temporary stays and turn around with basics in the kitchen. The kitchen is large but leaves a lot to be desired if you intend to cook. There are plenty of plates, silverware and cooking supplies but the kitchen is not set up for usage. Odd set up and use of space. The grounds are well kept but the entire community is extremely dusty which makes everything dusty and hard to clean. This largess home is settled behind a storage unit company and between trailer homes. Very odd location. We felt safe the entire time with our young kids but off the grounds was “ugly”. The pool is hard to keep clean because of the dustiness but it’s the perfect size and lots of fun. Easy access to restaurants, boating, HEB and more. Note there is a rooster living nearby and wake up call is around 4 AM. Takes alarm clock snooze to new heights. I hope for the next guest the rooster has passed on.
