The building uses a centralized single-duct HVAC system, meaning the building provides either heat or air conditioning depending on the season, as determined by city regulations.
• To maximize comfort:
- Each floor has its own thermostat
- Fans and a portable HVAC unit are provided
- Set thermostats to “Heat” during colder months and “Cool” during warmer months
• Refundable Security Deposit: A $300 refundable security deposit is required and will be `held` or `authorized` (not `charged`) by Chicago Hospitality Club on your card. Any property damage or extra charges may be deducted from the deposit. VRBO collects platform payments/charges separately, while Chicago Hospitality Club handles the deposit, so seeing both on your statement is normal. The deposit is automatically released 3-7 days after checkout.
• Refund Processing Policy
In the event of a guest-initiated cancellation, any bank fees or payment processing charges incurred will be the responsibility of the guest and will be deducted from the refund amount.

Example:

Quiet Hours & Noise Policy
• Quiet hours: 10:00 PM – 8:00 AM
• Parties and events are strictly prohibited
• A noise monitoring device is installed inside the home to monitor decibel levels only (it does not record conversations)
Noise violations may result in:
• Warning
• Eviction without refund
• Charges up to $1,000
Party in Unit or Common Area - Up to $2,000.00 plus any damages to the unit
Smoking Policy
Smoking is strictly prohibited inside the unit and common areas.
Violation fee:
• Minimum $500 charge
• Possible eviction without refund
Pet Policy
• Small pets (under 20 lbs, non-shedding): $250 pet fee
• Large pets (over 20 lbs): $300 pet fee plus $200 refundable security deposit and subject to host approval

Unauthorized pets:

Amazing views, comfy beds, and good communication with the property manager. Note the heating/cooling in the living area is fixed for each season, so if it is, say, unusually hot in April or early May, you may have trouble getting an ideal temperature inside. The bedrooms don’t have this issue. Overall we would stay there again if we come back to town!

Amazing really sums it up! The building g itself is a little dated, but once we walked through the door, its jaw dropping. The views of Chicago, the lake, the downtown area, just amazing. The response of the owners was timely and accurate. The staff at the building is nothing short of ‘amazing’. The convenience to the museums and Michigan Ave makes for a perfect stay! We loved the property, I hope to revisit this property again soon.

The views are even more amazing in person. The listing doesn't show how terrific the view is of the lakeshore & downtown.
