In the commune of Joyeuse, we offer this large, spacious, comfortable semi-detached house full of charm, typically Ardéchoise. You'll love its exceptional location on the banks of a beautiful river where you can swim, sail and fish. Ideal for families or friends, this 190 m² accommodation can accommodate up to 13 travellers (comfortable for 10 adults and 3 children). It has two living rooms, one with an open-plan kitchen, five bedrooms and two bathrooms. You can also enjoy a large garden and two terraces, one sheltered for outdoor meals, the other in full sun with a view of the river.

The accommodation comprises

1st floor:
- A large vaulted room with a small lounge (TV, some games), table and a small adjoining room with a bed.
- A living room with a sofa, a dining area, and an open-plan kitchen with appliances including a fridge (freezer, 2 drawers), electric kettle, oven, microwave, toaster, dishwasher, gas hob, Nespresso pod coffee maker and filter coffee maker. This room leads out onto the covered terrace, which is furnished for enjoying a good meal overlooking the garden.
- Bedroom 1 overlooking the river: Queen-size bed (160×200) and two single beds.
- Separate WC with washing machine.

2nd floor:
- Bedroom 2: a Queen-size bed (160×200) (can be split into single beds) and a cot with bars (130×60).
- Bedroom 3 with garden view: a double bed (140×190).
- Bedroom 4: a double bed (140×190) and an en suite shower room with WC.
- Bedroom 5: Queen-size bed (160×200) (can be split into single beds) and single bed (170×110).
- A second shower room with a shower and two washbasins.
- Separate WC.

Outside:
- A beautiful 550 m² south-east-facing garden with furniture to make the most of the fine weather.
- A pleasant 30 m² stone terrace with a splendid view over the river and the Ardèche plateaux.
- The garden level is unoccupied and comprises cellars, one of which is lockable, where you can store your bikes.
- The house is semi-detached, so neighbours have right of way via the stairs to the first floor, but the house, garden and terraces are entirely private.

The house is ideally located in Joyeuse, in very pleasant surroundings. Adjacent to the river, in the heart of a hamlet, you will find all the essential shops nearby.

- Daily connections to the TER and TGV stations from Joyeuse (Tourist Office stop) by the CAR of the Auvergne-Rhône-Alpes Region.
- The village is served once a day by line 74: Valence TGV - Montélimar- Aubenas- Les Vans.
- Montélimar station 55 km away (1h05 by car).
- Avignon airport 96 km away (1 hour 52 minutes by car).

- The fireplace is decorative and should not be used.

- Household linen is extra: 10€ for a double bed / 8€ for a single bed / 2€ for a pillowcase / 4€ per person for towels (1 large and 1 small) / 4€ for beach towels / 2€ for a tea towel / 7€ for a tablecloth.
- End-of-stay cleaning includes preparing the accommodation for future visitors. Please leave the accommodation in a clean and tidy condition, clean the household appliances after use, the fridge and remove the bed linen from the separate beds and damp towels, and empty and take away the rubbish in the outside bins. - The car park is 100 m from the house, but a car can get close enough to unload luggage, even right up to the gate, but it is narrow.
