Located in the prestigious Gated Community of Bahia Principe Residences and surrounded by the impressive Robert Trent Jones II golf course, my house merges with the lush Mayan jungle and invites you to be in contact with nature and relax.
The house is very large it has 3 large bedrooms with its own bathroom, and a large comfortable sofa bed with a separate bathroom so it is more than enough for 6-8 people. The second bedroom is upstairs on the roof. Optional ; there is a 3rd bedroom with a separate entrance into the house. Available under special request.
Additionally, enjoy 5-star amenities inside the complex, such as beach clubs, pools, gym, and tennis courts. And get preferred rates on golf course, restaurants, and the all-inclusive day pass, for all food and drinks.
Cleaning service at a preferred rate during your stay, contact us for more details.
Rates are based on 2 guests; an additional fee of $25 per extra guest/ night is applicable after 2 guests.
ELECTRCITY
When you come in the electricity counter lecture will be taken as well as for your check out. A charge of 8.5 pesos per Kilowatt (approx 0.45 USD per KW) will be deducted at the end of your stay from your security deposit.
AC being the largest source of electricity consumption, one way to limit the extra charge we recommend to run the AIR Conditioner only when necessary. When using the air conditioning please make sure to keep all doors and windows closed when it is running. When stepping out of the condo make sure to shut off all the lights and the a/c
Getting around:
-It is recommended to have your own vehicle. Parking is provided and located next to the condo.
-Taxis are available at the SIAN KA'AN Hotel.
-Bicycle rental is also available in the Lobby of the SIAN KA'AN Hotel, where one can experience the beautiful grounds of the Bahia Principe.
- Free shuttle to the Beach Club all while enjoying the beautiful Maya jungle setting, where the white sands and crystal clear water of the Caribbean await.
-Beach access is complimentary and reduced rates are offered for day and night passes for the all-inclusive amenities.
-Be sure to take your sun screen and hat.

Love that the property was very secluded, private and quiet. Love the large sliding wall in the living room. The bedrooms, two of them were separated from the main living space, which was great for the extra guests. The ocean at the Kay was Sandy we got to jump waves, and to the right we could snorkel. Every night there was music and place to hang out.

The rules have significantly changed in the owner needs to update the online listing as well as the check in document. All the extras listed for the nearby resorts are no longer available. The check in process is completely different, now using QR codes instead of response. We went to ask for help at the main office and they were extremely rude to us. We used far less electricity than the daily allowance, but the property manager still tried to trick us into paying for it. She pretended it was a mistake, but it was very clear she was trying to get us to give her cash.

Lorena the property manager was very consistent with communication, however several things were wrong. I arranged travel pick up from the airport for my friends and I to the property. The driver dropped us off to the wrong location and we had to wait for a new driver to take us to the correct location, while waiting on a curb with bags my friends and I were severely bit up by the mosquitoes. Upon arrival there were beautiful decorations for my birthday and several dozen gnats, along with a fishy smell from the refrigerator. The only way the coffee maker worked is if you stood there and held the button. On Tuesday the water went off, and the refrigerator stopped working I had brought this Lorena’s attention and she said it’d be off for one hour she should’ve told us this not me bringing it to her attention, anyway all the food we bought went bad. She later said it was because we didn’t close the refrigerator all the way, which was completely false. She said she’d offer a curtesy grocery delivery, which my friends and I thought she was replacing the groceries that went bad. So we had to pay for some groceries AGAIN we we’re leaving the next day and didn’t even get to utilize the groceries. The washer and dryer did not work and I had to pack wet clothes upon returning home. Lorena stated house keeping would come at 11am on our departure date and it was actually the next guest, which were men. They unlocked the door and walked right into the unit with my lady friends and I. Lorena stated it’d be $50 for my birthday decorations and once I arrived that went up to $55. The taxis charge a ridiculous amount and the certainly up charge tourists. To go literally across the street it’s $20. 7/11 less than 5 mins away is $40. Before arrival she stated wristbands for the resort was $30, they were in fact $50.
