Villa R&R is a stand alone 2 bedroomed villa tucked away from view, offering complete and total privacy and invisibility on 2000 square metres of olives, vines and other vegetation. It offers one of the most spectacular views over the Umbrian valley. Typically the house is rented for 2 people on the basis of the main house. i.e. Bedroom 1(including ensuite) /Living/Kitchen/Dining & Laundry. Extra (max 2) guests can be accommodated in the 2nd bedroom (independent entrance) complete with TV, Aircon & Ensuite for an extra €20 per person per night (maximum 2).

The property does not have a reception, so it is required to send a copy of the ID by email before check-in.
THE SPACE:
BEDROOM 1... comfort and productivity characterise this room. The room is air-conditioned and its air-flow reaches the living/dining area as well. All windows have screens, so you can listen to the birds and enjoy the fresh air, day or night, without being bothered by insects. If you come in winter, be assured you will be warm. The house is well heated, with comfortable and even-heated radiators throughout. There is also a fire-place in the living room.
Queen bed or 2 x singles if you prefer. The room also features a work-desk that faces the verdant olive grove. Any writing project receives special inspiration here. The room further features an additional sitting corner. The versatile and flexible furniture arrangement allows you to adapt it to your needs for maximal enjoyment. The ensuite and wardrobe completes this delightful space.
BEDROOM 2 at an "extra guests' price, this room is part of the house but has its own entrance. It features 1 x sofa bed. It offers maximal privacy, and its own bathroom furnished to a high standard. This room has a TV (Italian) and has its own air conditioner for your comfort.....This room is ideal for a couple or grown up children. (Villa R&R is not recommended for families with younger children, both in terms of ambience and due to the fact that this bedroom is reached through an outdoor passage.
KITCHEN...a fully equipped kitchen complete with dishwasher, oven, cook top and microwave ensures that you will have everything you need to cater if you decide to 'stay in'.
LAUNDRY.....A seperate laundry complete with washing machine, laundry tub, ironing board and iron is a welcome boon to the traveler. Plus an added feature an extra toilet & bidet.
Villa R&R is for the understanding adult visitor who seeks to benefit from Assisi, Umbria & their spiritual riches, while enjoying nature, green, silence, beauty and ultimate privacy and seclusion. GUEST ACCESS......When staying at Villa R&R you are free to use the complete property. The rooftop terrace complete with BBQ, the Garden and Olive Grove... The open spaces of Villa R&R are manifold. Sit under the vines facing Mount Subasio. Sit in the side garden facing the Umbrian Valley. Sit in the midst of the olive grove, enjoying the shade and intimacy of the ancient trees. Take the comfortable lounge chairs to a point of your choice in the garden or place of any of several sitting options in any position within the huge private property for the duration of your stay.
THE NEIGHBOURHOOD......Viole di Assisi (also known as San Vitale) is a charming village on the slopes of the famous Mt. Subasio, Just 4 minutes drive from Assisi. Following the footsteps of St. Francis of Assisi, you can wander the many trails, visit the many churches and enjoy the ambiance of this gentle place. Most people prefer to have a car, but there is a local bus which travels regularly to Assisi.
The village (just a 10 minute walk) provides all that you could want in terms of supermarkets, bar, restaurants, post office etc.
The property is ideally situated to visit the many charming hilltop villages of Umbria. Perugia, Assisi, Spello, Bevagna, Trevi and Montefalco are all within easy driving distance.....VILLA R&R - the perfect place for your Umbrian holiday.

I’m factoring in price, location, the house and the area for this review and I’ve considered heavily that this villa is very inexpensive compared to others. The views and property are amazing, I’ve stayed in $3000 a week villas that didn’t have as good of a view as here. The area is also amazing, all of the roads and towns surrounding the villa are great, no industrial parks, minimal billboards, lots of local businesses etc.. everything you’d expect from an Italian countryside. Most hilltop towns are easily accessible. The only negative is the house itself. It’s not very inviting and the amenities aren’t the best. A lot of the fixtures are old or run down, and are in dire need of attention, as with most of the house. That said, I would still highly recommend this villa unless you just planned on spending most of your time inside the actual house, if that’s the case look elsewhere. But if you enjoy all Italy has to offer, and basically use the house to sleep in and enjoy some views outside with a glass of wine then this is your place. Especially for the price you won’t find a better villa.

Fine apartment, beautiful environment, view of the entire valley, very nearby Assisi, and a supermarket in the village.
A very relaxed place to stay. There were some problems with the boiler, but they were fixed nicely. Good contact with the manager of the residence. Recommended!

What a lovely little cottage on your own private piece of land. The views from inside and outside are gorgeous of the Umbrian Valley.
The cottage was perfect for 2 and could not be more private.
Owner and caretaker were was at our disposal if needed and communication was wonderful.
Great base home to visit Assisi.
We travel very often and for long periods of time, so we have rented more places than I can count, and I recommend staying at R & R.

we live a city life and have a comfortable home. Travelling is always a challenge, as we are creatures of comfort and being squeezed in a small space is somewhat univiting. This is why my husband and I like to stay in homes. Villa R and R meets perfectly my idea of a home, perhaps because it is really the home of the hosts, and not just a rental property. It is fully equipped with every comfort I could imagine, in the kitchen, laundry room and the airconditioned bedroom. Of course, nothing is ever as comfortable as home, but for that we had the rooftop terrace with its endless views to reimind us what we miss in our city life. Sitting and watching the sunset was moving, with colorful cloud formations in the late afternoon, surrounded by lush green. Grapes were on the vines and we enjoyed the sweetest muscat fresh picked grapes (there was even a utensil in the kitchen we used to make fresh and delicious grape juice).
I should also add that we like our beds comfortable and just a little soft. This was perfect.
It is not simply that I would recommend this property. I fully intend to return here. It is a dream vacation home. And with this home base, we could find the balance that was just right for us between enjoying the green and beauty of the property and exploring the riches of Umbria and is medieval cities, churches and galleries.
