TRUE BEACHFRONT CONDO WITH OCEAN VIEWS IN LAS CONCHAS, ROCKY POINT – Mariposa is a beautiful, true beachfront condo in Las Conchas, Rocky Point (Puerto Peñasco), Mexico, offering stunning views of the Sea of Cortez and the peaceful comfort of a coastal retreat. This 2-bedroom, 2-bathroom home comfortably sleeps up to 6 guests.
LIVING & DINING – The open living and dining area draws you in with breathtaking ocean views, a queen-size sleeper sofa, and a cozy wood-burning fireplace for cooler desert evenings (bring your own firewood or logs).
KITCHEN – The fully equipped kitchen includes both a Keurig and a standard coffee maker, plus a blender, toaster, microwave, and all the cookware and utensils needed for a full meal or a quick bite.
BEDROOMS – The master bedroom features a comfortable queen bed and a private tiled bathroom, while the second bedroom includes two twin beds with easy access to the second full bathroom — ideal for families or small groups.
OUTDOOR SPACES – Step outside onto your private oceanfront patio for morning coffee or an evening barbecue with sweeping sea views, complete with a charcoal grill and outdoor seating.

We loved being right on the beach with a nice patio overlooking the sea. The little house was very charming and had everything we needed. The bed was actually really comfortable. The kitchen didn’t have a lot of pots and pans but we were able to make do with what they had. They have a toaster oven, no toaster. Loved that it was pet friendly. There were still beach vendors but not as busy as sandy beach. We got massages on the patio and it was amazing. We loved how the beach was not crowded. We would stay again

Beautiful beachfront property and exactly as described.
It’s a true beachfront, pet-friendly, and located in a quiet, safe area. The stay was comfortable and matched the listing well.
The only downsides were the extra fees, which made it feel a bit pricey, and the fact that there was no TV remote, so I couldn’t confirm whether the cable worked.

The location of the house was excellent. Customer service was very good. However, there were a few issues: the screen door and window in the master bathroom had gaps that allowed mosquitoes in, and the balcony/patio had a large crack that didn’t seem safe for children. The beds were uncomfortable, and the fitted sheets were very loose, coming off with minimal movement. Aside from these concerns, everything else was satisfactory.
