PROPERTY DESCRIPTION
Living & Dining
The living room offers ample space to relax and unwind after a day in the sun, complete with comfortable seating and views of the pond. The fully stocked kitchen invites you to whip up delicious meals with ease, featuring all the essentials needed for a home-cooked experience.
Sleeping Quarters
Designed for comfort and privacy, the Primary Bedroom features a Queen bed and a private en-suite bathroom. The second bedroom is perfect for additional guests or children, equipped with a pyramid bunk bed (Double on the bottom, Twin on the top), and has easy access to the full hallway bathroom.

Sea Colony - The Premier Family Beach & Tennis Resort Community - features a half-mile of private beach. 12 pools (2 indoor), world-class tennis, fitness centers, activities for all ages, summer community shuttle, and year-round security. Sea Colony is ranked among Tennis magazine's Best U.S. Resorts and by Tennis Resorts Online as one of the finest in the world.
Note: The Sea Colony Recreational Association requires a per-person resort fee for guests ages 4 and older. This fee varies by time of year and is mandatory. Please inquire about prices for passes. After your reservation is made, a letter will be sent to you with the required information for the passes.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 5 people.
-There is parking for 1 vehicles.
-No pets, smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

The house itself was very nice, clean, taken care of. Pleasant deck! Nice size for a family of 4 (2 adults and 2 young kids). The only downfall which is not the homes fault, was the noise from the unit above - we were all woken up early (7am or earlier) every single morning from them walking/running/stomping along the floor . We brought our own fan and had the ceiling fan running and it still didn’t drown out the noise. That part was awful. But the house itself was great.

Like the location close enough to beach and pool and food..stayed here before and would stay again. This location is on the first floor and you can hear every step of the Second floor which was not ideal. Other neighbour's were very rude but that isn't the fault of this room but it did put a damper on the vk.

Nice condo, clean and spacious. Nice deck looking out into pond.
Our only complaint was the walls are paper thin and you can hear everything from upstairs condo. We brought box fans with us which helped.

Great place!!!! Only issue was the noise from the renters above us. You can hear every footstep. Not an issue if they go to bed at a reasonable time.
