Summary:
Welcome to Merritt's Ridge, a private and luxuriously picturesque 2 cabin combo with 4 bedrooms and 4 bathrooms. This 23-acre estate is located near Fredericksburg and Luckenbach, and is located less than 1 mile from Alamo Springs Burger Cafe and Old Tunnel State Park! There is nothing better than relaxing with friends and family at this beautiful property while listening to the birds sing and watching the sunset over the horizon while sitting in the hot tub and drinking your favorite beverage!
The Space:
When the final yellows, oranges, and reds of the sunset have faded, you will have a decision to make. Do you hit Historic Downtown Fredericksburg for some fun and winery hopping, or do you hit Luckenbach and enjoy the live music and dancing? Or, do you choose to sit around the fire pit with a glass of wine, or settle into the hot tub while you watch ten thousand stars wake up one by one? On the other hand, why limit yourself? Our suggestion is to do them all, over the course of your stay!
-Please be cautious and aware of wildlife while driving at night in our area.
Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. Check-in instructions, house rules, and property addresses will be available via email.
2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.
8. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.
9. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
10. Please observe Quiet Hours (10 p.m. to 7 a.m.)
11. Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
12. Only utilize the designated on-site and off-site parking spaces at your rental.
13. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
Pool & Hot Tub Maintenance Disclaimer: The pool and hot tub are professionally maintained on a regular schedule to ensure they remain clean, safe, and ready for your enjoyment. Please note that scheduled maintenance may occasionally occur during your stay. Maintenance is performed by professional technicians from a reputable pool service company, and no access inside the home is required. Technicians will only need access to the outdoor pool/hot tub area, so you may see them on the property during your stay. We would be appreciated your understanding.
14. This home is pet-friendly! Pets are welcome for an additional fee on top of the nightly rate. Please make sure pets are well-behaved and respectful of the home.

Beautiful view! House was clean! Beds were comfortable !Got to see alot of deer!! Loved Fredericksburg!! Please be aware that this property is quite a ways from town, 20-30 minute drive.A few problems at check-in as the codes provided for the gate and the houses didn't work, communication was difficult as you are calling a corporation and they had to call me back, we had cold and frozen items that needed put away and the delay was very inconvenient!. Found several scorpions and spiders inside the guest house- would recommend having it exterminated. Also the grass and weeds were quite tall, can tell it hadn't been mowed for quite some time. No path down to the big nice deck which made it somewhat uneasy to walk down to not knowing if there were scorpions or snakes in the tall grass/weeds. Please mow before your next guests stay there. Overall decent stat, but a little overpriced for the conditions and inconveniences.

Merrit’s Ridge was amazing and exceeded all of our expectations! The property was beautiful and offered all the comforts of home. The balcony overlooking the ranch provided a gorgeous view…we loved watching the deer graze each morning and evening. The fire pit created the perfect serene vibe for great conversation under the stars.The hot tub was nice once we got it going, though the seats were a bit deep for our group to fully enjoy. The kitchen was cozy and worked best with about two people moving around at a time. The only real challenge was the entry gate, which gave us a few laughs when someone had to hop over to enter the code from the outside for us to exit the property. Overall, everything was great, and I would definitely return for another getaway!

I’ve stayed in quite a few places but this one may have been the best. It was fantastic for our group of four couples. The beds are great, linens are great the porches are fantastic! There was enough room for everyone to be comfortable and to eat, drink and laugh. The property is very beautiful and there is no one nearby. . Takes a bit to get to Fburg because you are off the beaten path but is close to Luckenbach. Would love to stay here again!

This was the perfect stay for our group of seven. We used both homes on the property and loved everything about it! Gorgeous views from the back deck, enjoying the sunset from the outdoor living area and watching the deer roaming through the back yard. We definitely made use of the fire pit and hot tub at night! It was just right as a home base for our Fredericksburg/wine country trips. The homes were beautifully decorated and had everything we could possibly need. We can’t wait to come back!
