Very pleasant Provençal villa of 190m2 in absolute calm, 2 minutes from the charming village of Valbonne, several golf courses and many sites to visit.
The house, fully air-conditioned, is composed of 4 bedrooms, 2 bathrooms, a water point and 3 separate toilets (+1 next to the swimming pool).
Parental area on the first floor, totally separate with 2 cupboards and a bathroom. Separate toilet and washbasin.
Upstairs,
- a terrace with a view of the mountains,
- 2 bedrooms, each with fitted wardrobe
- 1 large bathroom (bath, shower and double sinks)
- Separate toilet
A 4th bedroom on the first floor with small water point (sink and toilet).
Large living and dining room 50 m2 with bay windows for an indoor-outdoor effect. Very nice unobstructed view of the garden and the swimming pool. Not overlooked. Magnificent with lighting in the evening.
The kitchen of 26 m2 is fully equipped and furnished. Ceramic hob, oven, microwave, American fridge/freezer, dishwasher and washing machine (next door, in the pantry), automatic coffee machine.
Outside, a beautiful plot of 3000m2 composed only of Mediterranean species. Views of the village of Plascassier and the mountains.
A large swimming pool of 12m x 6m, secured with alarm to standards, pool-house in the cool, sunbeds, deckchairs and parasols; an outdoor shower, a toilet, for changing.

The house is located very close to Valbonne, a charming and always lively village, with famous restaurants and the typical Friday market.
Many sea and mountain sites to visit in the surroundings. Cannes is 10 km away, Monaco is 50 km away, the Mercantour Mountains are 1 hour 30 minutes away, Nice Airport is 30 minutes away - Super U supermarket (with sommelier on weekends) is 2 minutes away (Drive and free delivery). 8 golf courses are less than 10 minutes away - The 2 nearest golf courses: La Grande Bastide and Château de la Bégude.
