This brand new home is the best option for you and your loved ones to live the experience of this beautiful island. Wake up with the first sun rays of the day in an ocean front Mediterranean style villa.
Our villa is unique in the island for its Mediterranean architecture and view.
This villa is perfect for big families or group of friend who enjoy luxury, comfort and love for the ocean.
The house is divided in two sections:
- The Main house with 3 bedrooms, living and dining room, kitchen and tv room.
- The bungalows: 2 bedrooms and 1 master suit.
* All bedrooms have their own balcony.
The house is ocean front on the highest part of the island.
- Housekeeping is included.

We are located at the residential area of the island so you can be sure you will be able to relax... No tourist noise and bars around but close enough for you to drive in a golf car to a nice restaurant or fun bar... We see Dolphins and turtles swim by often.
We recommend you to rent a golf car to drive around the island.
Taxis are available too.
This home will be ready this November and available for rent starting on December 2016. We will be posting more photos to update you as soon as we finish the decoration.

The property is beautiful! It accommodated our family of 13 perfectly! Genny and victor were awesome. The breakfast and dinners we had were very good!

Casa Yaax is a beautiful property, and so peaceful that some days we just lounged there without going out at all. The gate at the back opens to a long path along the water, where pelicans and iguanas, and other wildlife can be observed. The pool water was always clean, and the ocean view was marvelous! The property was both spacious and intimate… with plenty of spaces to either spread out or gather together. The bedroom furnishings were simple, but we had everything we needed, including comfortable beds, and air conditioning. Many thanks go to Victor and Geny! Ah, to wake up to fresh brewed coffee! These two people cheerfully cooked and did cleaning upon request. They provided great breakfasts each morning, and we had a couple of excellent dinners cooked by them. For a birthday dinner, they cooked our special request menu… lobster… at extra cost, of course. Victor grilled it perfectly! While Punta Sur is somewhat rural, there were a few places we could walk to for coffee or “the best” tacos, which were excellent. A short 5 minute drive away is Ulan Eatery serving very good pizza and Italian food, where we heard some authentic live Cuban music. They have a variety of live music on different nights. There is no clothes washer and dryer, however, Geny collected a medium load, had it laundered, and returned the next morning for just 5. Carla and the host staff were impeccably prompt in communications. They were a great help with coordinating transportation and groceries.

The house and property were absolutely incredible! The two separate buildings worked perfectly for our four families staying there, giving everyone both space and comfort. The open-air living and dining area was a wonderful spot for gathering together. Genny and Victor were incredibly kind and prepared delicious breakfasts every morning. We also loved the location. We’re already hoping to return soon. Overall, it was an amazing experience!

We love our stay on Isla Mujeres. The house was amazing and the onsite couple are fabulous. You won’t be disappointed. The cliff walk along the beach all the way to the ruins was spectacular. Breakfast was delicious, and I loved the real feel of Mexico!!
