🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Please be aware that any evidence of smoking or vaping will result in a minimum $500 deep-cleaning fee and potential forfeiture of your security deposit. 🌊✨

Mail delivery is not permitted. If needed, please arrange for a local P.O. Box.
🚨 STRICT NO REFUND POLICY (PLEASE READ)
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, red tide, or transportation issues.
🌀 Hurricane Season (June 1 – Nov 30): No exceptions for the threat of a hurricane or aftermath closures (roads, beaches, utilities). We strongly urge you to purchase "Cancel For Any Reason" (CFAR) insurance. Approved date changes incur a $50 fee plus rate differences.

Payment: If another party is paying, you MUST add their email to the booking. Only the payer is authorized to e-sign the Rental Agreement.
Requirements: Minimum age to book is 25. Under ADA/FL law, only documented service animals are permitted (No ESAs). 🐾
Parking Note: On departure day, please move your vehicle so cleaners may access the space.
Pool Temp: We cannot guarantee pool temperatures during colder months and do not offer refunds for cold water.
Check-In: 4:00 PM. No early check-in requests, please; if available, it will be offered the morning of arrival for a $50 fee.

Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.
Please note that this unit is self-check-in. This is an individually owned condo. As this unit is not managed by Sunset Vistas, there is no front desk or other location that can provide luggage storage should you arrive early. For liability reasons, luggage cannot be stored in the unit before check-in.

This condo was perfect for our family of 4. Beach access was so easy and that was important for us with two young kids. The condo was clean upon arrival, we had a great time with plenty of space for us 4. We will definitely be back!

Condo was nice and clean. Bedrooms were on the small side, especially the non-master bedroom. View from the balcony was lovely and got most of the sunset being on the north end. We went spring break week so the pool was very crowded as you would expect. Beach was great. Nice to have beach towels available in the condo. Keurig and starter Kcups were also a bonus.

The condo was very pleasant and clean. Lovely view. We liked the on-site cafe. We had everything we needed for the beach. Washer and dryer were nice to have. We rented a cabana on the beach a few of the days. The spring break crowd made the pool too crowded and unappealing for us. I think the general public was using it as well, which was unfortunate.

The condo was very nice. I didn’t receive 3pm check in email but it was sent when I texted about it. The coffe was nice but a few tea bags would have been appreciated. The beach towels were wonderful to have and saved space in the suitcase. I would come back to this condo and facility again.
