Downstairs Apartment: Beachfront on the Quiet North Side
Major beachfront improvements: Casa Vista now has more than 350 feet of seawall, strengthened with 200 newly installed pilings. We are using this protected shoreline to create a unique sandy beach and cove. These improvements redirect much of the seasonal sargassum away from the property and have significantly reduced shoreline buildup and associated odors. Sargassum is a natural, weather dependent Caribbean condition, but the beach experience at Casa Vista has improved substantially.
Wake up to reef facing sunrises, step directly onto the sand, and experience the rhythm of island life from your private beach level retreat.
The Downstairs Apartment at Casa Vista Belize is a 2 bedroom, 2 bathroom beachfront residence located on the peaceful north side of Caye Caulker, just across “The Split” from the village, yet worlds away in feel.
This is a setting for guests who value privacy, ocean air, and the experience of staying directly on the water.
The Space
The beach level apartment offers:
• 2 bedrooms
• 2 full bathrooms
• Direct beachfront access
• Reef facing views
• Strong water pressure (best on property)
• Fast cooling A/C in bedrooms

You are steps from the Caribbean Sea, with open sky, constant breeze, and the sounds of water as your backdrop.
Upstairs, the property also hosts a separate 6 bedroom residence. Each unit is private, and access areas are clearly defined.
Location: North Side of Caye Caulker
Casa Vista sits on the quiet North Side, offering:
• Seclusion and space
• Minimal traffic
• Expansive shoreline
• Easy village access via Split to Split water taxi
The village, restaurants, and dive shops are just minutes away by boat, while your home remains removed from the busier atmosphere of the south side.

CONDITION, MAINTENANCE AND REMEDIES
PROPERTY ACCESS AND MAINTENANCE
We maintain this property actively. Routine maintenance, grounds work and trades access occur during stays, both inside and around the property. Booking this property is not a purchase of exclusive privacy.
ISLAND CONDITIONS
This is a beachfront property on a Caribbean island, and conditions here are not the same as a mainland hotel. Air conditioning units have problems on roughly one stay in ten and are repaired as fast as parts and tradespeople on the island allow. Power and water interruptions happen. Seagrass arrives on the beach with the currents. The seawall is in and we keep improving the beach, but a clear beach cannot be guaranteed. Insects and wildlife are part of the setting. None of these are defects and none of them carry a credit.
REPORTING AND OPPORTUNITY TO CURE
If something is not right, tell us during your stay so we can fix it. Our property manager lives on site. We would rather solve a problem than hear about it after you leave. Issues first raised after checkout, or raised during the stay but not made available for inspection or repair, are not eligible for any credit.
MAXIMUM CREDITS CONSIDERED
Where a total failure is reported promptly and we are given access to repair it, the following are the maximum credits we will consider. These are maximums, not entitlements, and they apply per stay.
• Pool out of service for the stay: up to $25
• No clean performed before arrival: we will clean within 4 hours, with a credit of up to $200 or one night's rate, whichever is less. If you choose to clean yourself instead, the credit is the greater of $200 or the cleaning fee paid.
There is no credit for an air conditioning unit being offline, for a power outage, for a water interruption, for hot water, or for seagrass on the beach.
REVIEWS
Our reviews are real. We have never paid a guest to remove or change a review and we never will. We respond to genuine feedback, good or bad. Where a review contains statements that are demonstrably false, we dispute it with the platform rather than pay to make it go away, and we do not respond publicly while that dispute is pending.
POOL
The pool is shared by the two units at Casa Vista Belize and is not open to the public. When you book the ground level apartment on its own, the main house may be occupied by another group, and the pool would be shared with them during your stay. Booking both units gives you the pool and the entire property to yourselves.
GOOD TO KNOW BEFORE YOU BOOK
How do we get there? Fly into Belize City (BZE). From there it is a 15 to 20 minute domestic flight (about $85 to $100 per person) or a 45 minute water taxi (about $30 to $34 per person) to Caye Caulker. A golf cart taxi takes you to The Split for about $2.50 per person, and the Split to Split boat takes you across for free or straight to our dock for $5 per person. Our on site property manager coordinates your arrival and helps with luggage.
Is the whole property ours? This listing is the Ground Level Apartment, with 2 bedrooms, 2 bathrooms and a double futon in the living room, sleeping up to 6. The 6 bedroom Main House upstairs is a separate rental and may be occupied by another group, and the pool is shared unless both units are booked together. A backup bedroom on the ground level can be added for $60 a night when it is free.
Is it accessible? This is the easiest unit to reach, on the beach level with no stairs to climb to the bedrooms.
Is there wifi for remote work? Yes, about 40 to 60 Mbps down and 20 Mbps up.
Can we drink the tap water? No. Bottled drinking water is provided.
Can we snorkel off the beach? Yes. The water in front is shallow, about chest deep at most, with mangroves, and the seawall attracts a lot of sea life. The best snorkeling is on the reef, which needs a tour boat from either side of the island. We only keep a few masks and snorkels, so bring your own mask if you have one.
Is a boat included? No. Every boat in Belize needs a licensed captain. Our property manager can set up snorkeling trips, fishing charters and boat rentals, and the captains pick you up at our dock.
Are restaurants and groceries nearby? Yes. Several restaurants are a short walk on the north side, including one right next door, and there is grocery shopping on the north side as well as in the village.
Are bikes included? Yes. We keep 5 to 10 bikes at the property for guests, and we can set them aside for your group.
Is there laundry? Yes, on site. Our property manager handles it for you.
Can you arrange meals? Yes. Breakfast usually runs about $15 to $25 per person, and a cook can be arranged for other meals.
Can we drop bags before check in? Yes. Check in is 4:00 PM and check out is 11:00 AM.
Is it quiet? The north side is much quieter than the village. The restaurant and bar next door plays music in the afternoons and turns it down when asked. There is sometimes construction on neighboring lots, mosquitoes come out at dusk, and heavy seagrass can bring a smell when it washes in.
Our full address for your immigration form, and the WhatsApp contact for your arrival, are sent as soon as you book.
